Guest Access:

You'll have exclusive access to the entire property, including the private beach and dock. High-speed Wi-Fi runs throughout, with Smart TVs in every bedroom and common area, an in-home washer and dryer, central AC and heating, and ample gated parking.



Self check-in is available via smart lock. A concierge is available on select days for support and local recommendations, especially helpful for extended stays.

Please note that we require all guests to sign a liability waiver to stay in the home. This is a requirement of our insurance provider.



★ Does the property have a private pool or spa? ★

Yes - the home has a private heated pool and spa for the exclusive use of guests, alongside a private beach and boat dock with kayaks, paddle boards and fishing gear.



★ What are the additional fees? ★

Pool heating is charged separately and capped at $1,000 per month, with at least 24 hours' notice so we can check the system before you arrive. Spa heating is complimentary. Pets are $150 per animal.



★ Is the property pet-friendly? ★

Yes - pets are welcome for a $150 fee per animal. We kindly ask that they are kept off the beds and furniture. If pet hair is found on a bed, a $150 additional cleaning fee applies per affected bed.



★ Are there any noise restrictions or quiet hours? ★

Yes - community quiet hours are between 10pm and 8am. Amplified music and events are not permitted.



★ Is early check-in or late check-out available? ★

We are no longer able to offer early check-in or late check-out. If you would like extra time at the start or end of your stay, please book the night before or the night after - that way the home is yours for the whole day and there is no rush at either end.



★ Are there any restrictions on the number of guests or visitors? ★

Yes - we cannot have more people staying than the number posted on the listing. Parties and events are strictly prohibited. We require contact details for all adults staying at the property.



★ Is this a good property for events or celebrations? ★

No. Lake Estates is a residential gated community and parties and events are strictly prohibited. Guests looking for a peaceful, relaxing stay will love the home and the neighbourhood.



★ What supplies are provided? ★

We provide roughly a week's worth of essentials to get you started - toiletries, paper goods and basic cleaning supplies. For longer stays, or if you get through them sooner, you're welcome to top up with whatever you prefer.



Please note that this home requires a minimum stay of 30 nights outside festival season.



Please note that there is no carbon monoxide alarm at the property.



The pool is professionally cleaned twice a week. Due to occasional desert sandstorms, you may notice some sand or debris between scheduled cleanings. A small pool vacuum is provided for guest use if you'd like to freshen up the pool between professional service visits.

NON-SMOKING POLICY: This is a strictly non-smoking property. Smoking is not permitted anywhere inside the property or on the premises, including the garden and outdoor areas. If you wish to smoke, please do so on the street, away from the house.
