There were a few awkward situations in the past because the renters had not fully read the Rental Agreement, the House's Rules, and the House's Description/Overview.
****THIS PROPERTY IS LOCATED IN A SUPER QUIET, UPSCALE NEIGHBORHOOD **
This very large and beautiful custom house offers all of the comforts you are accustomed to at home; great for families or small groups. If you love a peaceful atmosphere with a beautiful pool, mature trees and shade, birds, squirrels, and an upscale & super quiet neighborhood, then this place is for you to enjoy & relax. The house is very large but, we just want to limit it to 8 guests maximum with low rental rates. Should you need accommodation for more than 8 guests, please kindly find other properties.
Easy access to SH-249, Beltway 8, I-45, the Woodlands (17 minutes), George Bush International Airport (20 minutes), and downtown (30 minutes.) So many great restaurants, upscale shopping centers, grocery stores, and Willowbrook Mall are nearby. The Vintage Park with many more restaurants, shopping, and nightlife is within an 8-minute drive.

THE HOUSE: 4 extra-large bedrooms, 3 and ½ baths, living room, family room, den, breakfast room, formal dining room, kitchen, and a large utility room. The study room is locked. All new flooring, appliances, and luxury vanities.
- Master Bedroom: downstairs, king bed, overlooking the pool. Note: The whirlpool jets of the master bathroom were disconnected.
- The 2nd and 3rd Bedrooms: upstairs, queen beds, overlooking the pool
- The 4th Bedrooms: upstairs, 2 twin beds, overlooking the front yard
- Formal Living Room, Family Room, and Breakfast Room overlooking the pool (all 3)
- Utility/Laundry Room: brand new Samsung washer and dryer
BOOKING: The primary renter is required to register on VRBO platform for all guests (8 maximum, including visitors).
GUESTLIST (Required by the HOA Security): At least ten (10) days before the check-in date, the primary renter is required to provide the below information.
1. Primary renter's full name, age, phone number, and current legal address. And also,
2. A list of all other VRBO booked/paid guests; just the full names, ages, and cities.
PROOF of PRIMARY RENTER's CURRENT RESIDENCE (Required by the HOA Security): At least ten (10) days before the check-in date, the primary renter is required to provide a copy of any of the below documents showing the primary renter's name and current legal address.
- The primary renter driver's license and proof of car insurance, or
- Any current utility bill (electric, water, or gas), or
- The latest home/apartment rental receipt, or
- The latest pay stub.
NOTE: If both the guest list and proof of current legal residence documents are not provided in time, the booking shall be canceled at the renter's fault.
UNREGISTERED GUESTS: The primary renter agrees that any unregistered (concealed) guests, IF FOUND, shall be charged from your security deposit $50 per person per night for the whole stay period of the primary renter or the reservation shall be canceled, regardless of staying overnight or just visiting.
PARKING: Four (4) vehicles maximum; the extras will be towed away at the renter's expense.
POOL: No loud activities at the pool. No pool activities after 10:00 PM. Both pool & tub are not heated, and the tub/spa has no bubble jets; absolutely no misunderstanding, no guess, and no complaint about these features. Children must be supervised by an adult(s) at all times; with no exceptions. The pool is serviced (cleaning & chemical adjustments) once per week. Please note that the pool is surrounded by many mature trees so, leaves, pine needles, flowers, and pollen are constantly falling into the pool. Please help use the provided pool skimmer net to skim them out.
ABSOLUTELY NO PETS! If found, the fee is $500 per pet; no exceptions.
SECURITY CAMERAS: For your safety, there are several cameras on the outside of the property.
VACATION RENTAL AGREEMENT: Please read it entirely during the booking process. The primary renter agrees to comply with all rental policies, terms, and rules of this agreement.
