You will enjoy your visit whether you are relaxing or seeking adventure here in Hot Springs! You will find fantastic restaurants nearby and minutes away from Downtown and Oaklawn Racing and Gaming. Several marinas and boat launches are located just down the road. Fish, swim, and more during your stay here!

INDOOR LIVING
This condo offers a 2 bedroom and 2 bathroom with a spacious open layout of the main living area.

OUTDOOR LIVING
Enjoy main channel views off of the balcony that has two doors accessing it from living room and master bedroom. Plenty of outdoor furniture to relax with a coffee in the morning or cocktail in the evening! An electric grill is available on the balcony.

SLEEPING ARRANGEMENTS
Master bedroom: king bed w/ en-suite bathroom
Bedroom2: queen bed

KITCHEN
Fully-equipped kitchen with all of the necessary essentials to make those away-from-home home cooked meals. Furnishings include: refrigerator, stove, microwave, dishwasher, Keurig coffee maker & regular drip coffee maker, pots and baking sheets, cooking utensils, measuring cups and spoons along with drinkware, dishes, and utensils.

ENTERTAINMENT
Living room: Roku Smart TV (guest will have to log into their own streaming accounts or watch Free Roku Channel App)
Wi-Fi throughout home! Smart TV's throughout the rest of the unit.
(No basic cable provided).

PARKING
Plenty of parking throughout complex. Please do not park in another units designated parking spot.

This complex does have an elevator for guests to use.

Guest will have access to the entire condo unit, except for a locked owner's closet within the unit. Guest will also have access to the swim dock platforms and pool. Guest may not use a designated boat slip, but may use the swim platform boat tie up area.

HOUSE RULES
- No smoking
- No pets not allowed
- No events, parties, or large gatherings
- Noise is expected to be kept at a tolerable level so as to not disturb neighbors.
- Age requirement of 25 years or older
- Photo ID may be required upon check-in
- Only registered guests are allowed in our home due to liability and the safety of our property
- Total of 4 guests allowed at property (including adults, children, and infants).
- There will be a separate rental agreement form and guest's names list form to fill out and sign.
- Quiet hours are from 10pm - 7am. Please be mindful and respectful of surrounding neighbors.
- No trailer parking at the complex.
- If rules are violated, guests will be charged accordingly and/or asked to leave the property.
- Guest Manual provided in the property will go over additional instructions/rules to be followed.
