Completely remodeled 1940's farmhouse with Gorgeous pond views!!

This beautiful home was built in the 1940's and sits on a sprawling and serene 10 acres. It has been completely remodeled and updated for all of your modern and practical needs. The home is equipped with a completely stocked kitchen, central heat and air and wireless internet. This property is incredibly peaceful and quiet but is only 6 miles away from central Avenue and about 10 miles away from all that Hot Springs has to offer. There is a huge pond that is perfect for fishing, and lots of cool places to mountain bike. This farmhouse is located on my property and our home is about 50 yards away from the farmhouse. We do have a horse (Charlie), a dog(Bash), several cats, 34 chickens and 11 ducks that will probably want to come and say hello at some point during your stay. My guest's privacy and space is of the upmost importance to me, and your time at the farmhouse will be nothing short of peaceful and relaxing. The property is truly beautiful and a very special place. We are honored to be able to share our happy place. Bring your best book, your fishing pole and enjoy the beautiful charm and nature at the Sundown Mountain farmhouse...

This was a breathtaking location paired with the most chill vibe. More relaxing than I could describe. Beautiful home, plenty of space, exactly as described. Close car ride to all the attractions and downtown Hot Springs. Cannot say enough great things. If you are thinking of staying here, take this as your sign and book it!

WOW, WOW, WOW!!

What a BEAUTIFUL farmhouse in a country setring that is so convenient to anything amd everything! The best home we have ever stayed in and we travel a lot! The pond is wonderful, too. The hosts were amazing! We will be back!

This farmhouse is the epitome of the times I grew Up in. I loved every detail! Far enough out of Hot Springs and the city noises and Close Enough to the fun! A great farmhouse that I would recommend to anyone!

This property was absolutely clean. The dog & cats were very friendly and we all enjoyed them tremendously. We also enjoyed the utterly peaceful setting on the porch. We would stay again.

A Little Bit of Paradise

Amazing sums up our stay at this beautiful house and property. The house has been restored and it was like walking into a Fixer Upper house. Megan has the gift of pulling all the little details together. We want to go home and start redoing some of our rooms to match her colors and small unique touches. The house was spotlessly clean and fresh smelling when we entered. She has provided all the creature comforts of home with well-stocked body washes and shampoos. The beds are super comfy with nice linens and pillows and I haven't slept this soundly ever (I have trouble sleeping so this was HUGE). Our 14 yo loved wandering the property exploring and visiting with the 4 loving cats, the dog, the horse and even the duck. We will be back to this little gem for sure in the future.

Lightening in a Bottle

My husband and I have booked houses instead of hotels for years. We planned to spend most of our trip hunting for diamonds at Crater of Diamonds State Park and we wanted a place that was close to Hot Springs. We picked the Farmhouse because we heard there were animals and we’d never stayed on a farm before. So we thought, why not? Little did we realize how lucky we would be! After 13 long hours of driving, we pulled in and were immediately greeted by big boy Bash checking to make sure we “belonged”. With couple “grrrr ruffs”, a sniff and a wag of the tail, we were approved! We stepped inside in a beautifully and thoughtfully updated farmhouse with a wonderful mix of original and new. The views out the master blew us away! We found treats in the kitchen for Charlie, the horse, so we quickly headed back outside to introduce ourselves but when we opened the door we found two little visitors on mat – a brother and sister kitty dynamic duo! My husband and I enjoy being with animals (more than people most of the time) but we love cats. We assumed this was Lucy and Tater but as we relaxed on the deck enjoying the evening sounds, another guy his presence known. It didn’t take us long to learn he was real boss around here. We decided to call him Boss Cat but when a fourth cat briefly stopped by during late evening rain we were utterly confused. The next morning, we found our little trio of kitties waiting outside so we decided to call them Boss Cat, Mr. Mustachio (aka Stache) and Little Lady. On most of our vacations, when we come back to our “home base” we spend a bit of time relaxing outside but we always seem to end up back inside watching movies or playing games, which makes most places just like any other. But as soon as we came “home”, our friends would come running over, so excited to see us that we never wanted to go inside! On our second evening, we decided to walk around the pond and to our surprise, Bash and the whole gang came along. So every evening after dinner, we all went for a walk and then settled in to enjoy the peace and quiet surrounded by new “family”. There are a lot of nice places to relax and unwind out there but the Farmhouse is truly one of a kind.

When we arrived we were blown away. The pictures do not do it justice. I initially did not want to review this place for the pure selfishness of wanting to keep it a secret. I can't help but rant on honesty... I have never felt more relaxed and at home than my actual home. I definitely took some design tips for my own home.

Serene and relaxing

We absolutely loved this sweet cottage! It was clean, adorably decorated, and had everything we needed! My kids loved snuggling the dog and cats who came to visit and we really were able to relax and get away while we were there. It was close to Hot Springs, but also out in the beautiful countryside! If we’re ever back in the area I will definitely be staying here!

Very clean and perfect size for our anniversary getaway

We loved our stay here we had everything we needed and Meagan went above and beyond with us being comfortable and it was very clean. We plan on coming back sometime next year for another getaway. We also enjoyed seeing her cats and dog they were very sweet.

Family fun at the Farmhouse

This place was a little slice of heaven! It was secluded, but not far from plenty of different things to do. I loved that we could relax and enjoy the property and venture out into Hot Springs as needed. We had everything we needed from a fully stocked kitchen, to a pond for fishing and animals to cuddle. My boys especially enjoyed the treats that were available for the horse, dog, and duck. They also enjoyed daily visits from the cats. Our host was available to answer any questions we had and offered great ideas for activities that the boys really enjoyed. The alligator farm and quartz mining were the boys favorites. I can’t say enough great things about this property and plan to visit again!

A Blessing

My first impression upon entering The Farmhouse was how clean everything was. I always vacation with my Lysol, Clorox wipes, and everything else you can think of that you may need. I never opened my "cleaning lady" bag! I dropped a chip in the kitchen and ate it off the floor (if you know me, you know I don't do that!) This family is as precious as they come. They provided farm fresh eggs and a stick of butter in the fridge along with the ever famous Hot Springs water. There were treats for Charlie (the horse) and I met all of the animals on the farm. Bash (the Rottweiler) was the sweetest EVER, the other 2 dogs and 3 cats would come to visit us too! We fished daily, and caught a variety of bass, bream, and even a large crappie (and of course we released them all!) The mornings were special, be you on the front porch in the rocking chairs looking at the life in the huge Oak tree or out back facing the lake drinking your coffee. Ducks, chickens, cats, dogs, rabbits, and birds made for interesting interactions. The family that live and thrive there are the perfect hosts. Megan (the lady of the manor) was gracious in every interaction we had, be it in person or texts. I can not thank them enough for sharing their "happy place" with us and I look forward to staying in The Farmhouse EVERY time we venture back to Hot Springs. We only went to dinner with friends and to the Racetrack once. I ventured into town 1 time for less than an hour. The rest of our time was spent on the property. No need to leave to seek the serenity I was searching for. These are precious people and they have a little slice of heaven they are willing to share with you! This was by far the BEST place I have EVER rented on vacation anywhere!! Love it and would give it 10 stars if I could. May God continue to shower this family with his blessings.

Peace and tranquility in a most beautiful setting

This is the most Beautiful property just outside of Hot Springs, every attention to detail and Megan was most helpful with anything we needed, we had an absolutely amazing week in this beautiful farmhouse and enjoyed the visits from Bash the dog and Charlie the horse. Perfect!

Hot Springs - Spring Break

This is a great quiet property at the end of a county road. Perfect rural setting allowed us a break from the city and a home base to explore the AR outdoors. We kayaked rivers, hiked mountains, and enjoyed the Hot Springs Area. The property has been professionally remodeled, and is comfortable, super-clean, and set on a beautiful easy to access property. We felt completely at home and lacked for nothing here. Owners provide all small amenities needed for your stay, and even go the extra mile leaving their farm-raised eggs, some breakfast, and snack items to welcome you like family. We recommend this listing and would definitely return.

Excellent Stay

We had the best time at the farmhouse. Everything was clean, and the home and property were beautiful. Hosts were responsive and helpful. Finally, Tater the cat was a welcome visitor. I’ve already recommended to family and friends!

Beautiful home

We had a fabulous stay at this house to celebrate our 30th wedding anniversary. The owner(s) have done a great job remodeling this old farmhouse. It was very comfortable and very nice with a few small touches to make us feel right at home. The back porch has a beautiful view of a pond, it was a little too hot to sit out there in the middle of July, but it was nice to see the 4 ducks walk right up as soon as they heard the back porch door open. Of course they wanted to be fed and we were happy to do that! We also were happy that the owner left a few treats for us to feed the horse! Charlie is very sweet! The inside of the house is every bit as nice as the pictures show. We just loved it and can't wait to book it again the the future!
