Decent but wouldn’t stay again
I booked this for my family as we were in town for a wedding by the coast. I saw the comments about bugs/spiders and figured people were being dramatic, plus I wanted a big enough space that we wouldn’t be on top of each other for the long weekend. There were in fact a ton of random bugs in the house, maybe it’s a Rhode Island thing? The house was broom clean but to be honest the cleanliness state was embarrassing to bring my parents to, not a huge deal but cobwebs on the walls, spiders in webs in the corners, thick brown scum lining in the hot tub, that sort of thing. On top of this, the rule book they send is extensive and anxiety inducing, it lists bold, red font $500-700 fees for things like turning the heat up in the hot tub, not covering the grill, leaving any trash, not showering before entering the pool, etc. The two cottages are not heated at all so we could not use them. The pool, while noted as heated in the listing, was not heated and had multiple dead frogs and mice in it when we arrived. You also have to bring your own sheets and towels to the property. Overall, we cleaned out the pool and enjoyed it, and the space was large enough for us, but I would not book again

Friends and family vacation
Great spot plenty of space in the house for everyone. Nice kitchen and livingroom obviously the salt water pool was great. We spent out nights near the fire pit and gazed at the stars. They really shine bright with no light pollution around here. Recommend having your monitoring coffee near the river access for a relaxing start to your day.

Fabulous pool in a private area.
We had 11 adults in our group. Although there are things to do in the area, the highlight of this rental is a fabulous, deep, saltwater heated pool, which was well-maintained. There’s a shaded sitting area and many other seats in the sun. There is also a hot tub although it was pretty warm the weekend we went. There are lots of sitting areas all over the property, including a large lower deck, and a smaller upper deck. Behind the house is a river that was a little difficult to kayak due to the fallen trees. It was peaceful to sit by, however. We cooked and grilled all of our meals there except for one meal out. There are lots of beautiful trees, shrubs, and flowers on the property. The mosquitoes were pretty bad, but we brought lots of bug spray. There’s a large, smart TV in the living room that we used for gaming in the evening. Just across the street is a lovely hiking area. It was so humid that weekend, so we really appreciated all the air conditioners. We ran out of a few essentials, but there are plenty places to shop nearby. You must supply your own towels and sheets, so I would clarify before you go to make sure you have the proper sizing. Overall, we had a great weekend, and I would definitely go back here again.

Friends weekend
There were no major issues, but I do want to give a heads up to future guests: bring something to protect/cover your food because there is a pretty serious ant problem. Within minutes of setting our pizza box down on the counter, the pizza itself was COVERED in ants. A few of us also found ants crawling on our clothes when we were food prepping in the kitchen. So just be aware of that. There also seemed to be a wasps nest near the hot tub that we disturbed when taking the cover off, so we didn’t have a chance to use the hot tub, but if you do choose to use it then please be aware of those buggers. Lastly, large flying bugs always found a way into the home and so did a terrifying Japanese camel cricket. You’re staying in the woods so don’t be surprised if the same large bugs & spider-like cricket join you on your vacation lol. The plus side to all of these large bugs is that not a single one of us got a mosquito bite and we were outside for most of our time there, so yay for silver linings! Lol Overall, bugs aside, we really enjoyed our stay. The pool was the most relaxing pool I’ve ever been in-likely due to the warm temperature- we spent hours just soaking in the pool. The house was fully stocked with whatever we needed kitchen wise, except for baking sheet pans so bring those if you think you’ll need em! Thank you to Marie for sharing her home with us :)

Great Experience
Had a wonderful July 4th week with family. The pool was a big hit with the whole family and made for a refreshing time on a hot week. The river out back provided some quiet time for doing a little fishing. Only down side was that there wasn't a dishwasher, but that was quickly remedied by a quick trip to the grocery store to buy paper plates and utensils! Even though you feel like you are in a very rural area, which you are, stores, restaurants, and amenities are only 10 minutes away!. A great place for a relaxing vacation!

Great Multigenerational Family Reunion
Our family, ages 5 to 70 enjoyed 8 wonderful days at the River House. When not content to sit by the pool or laze in the hot tub, we were off biking/hiking on nearby trails, exploring nightlife in Newport and Providence, sightseeing, and enjoying seafood along the coastal communities. The home had numerous spots to congregate or just segregate to read, do yoga or meditate. We were impressed by the high-end kitchen appliances (blenders, coffee makers, cookware, etc) as our group consisted of several professional chefs and bartenders. Due to drought conditions, the river wasn't fully utilized but provided the perfect backdrop for our week.

We had our son and family up from Maryland for a week..plenty of room for all of us. We did manage to save 1 frog from drowning in the pool...sorry for all those We couldn't save. Nice home with many issues
Our stay here was nice but still had many issues. The kitchen was infested with ants everywhere. It was clear, through Ant traps, that they were trying to deal with the problem but it wasn't working. In addition, bugs were all over the two cabins which made them not usable. Obvisouly being outside, we expected some but this went way above what we expected. The "river" was disappointing and more like a swamp that you couldn't use. They no longer offer kayaks for use (despite saying so in the listing). Even if they had them, the river water was so low and there were trees down throughout which would have made using it impossible. We understand things happen but the photos are misleading. The back deck was a nice area but none of the lights or electricity worked, making it impossible to see at night. We tried to use the gas fireplace for light but the propane tank was empty. The tank was also empty at grill. We had to buy one for use. The firepit area is directly next to a large hornets/wasp nest that clearly has been building for months. Two of our guests got stung while trying to enjoy the firepit so we had to stop sitting there. They need to get an exterminator or something as this is clearly a health and safety issue. The hottub was quite dirty and took forever to heat up. We tried to use on day 1 and then never again. Inside the home was mainly as described despite the abundance of bugs that we soon learned extended beyond the kitchen. The TV didn't work so we had to use tape to keep the wires in and, after a lot of finagling, we finally got that to work. Lastly, the trash issue... they require you to bring all trash to the dump. Which we tried to do but got berated by the man working at dump saying we weren't allowed to do that and the owner should know this. I guess it's a recurring issue as he said next time he's calling the cops. That made for a fun last morning. For the price we paid we expected more

Great family vacation
We had a great time at this house . We had family members from 8months to 81 years old and everyone had a good time . The pool is a big plus . The boys spent a lot of time fishing . The beach is about 30 minutes away. Would definitely recommend.

Perfect Hideaway
I found this rental last minute and was so grateful that I did. The space was relaxing and peaceful and my 7-year-old son loved the pool, jacuzzi, and the spacious backyard. The location was convenient for our needs (5 min. from a grocery store) and only 30 minutes away from a beach. I highly recommend this place if you're looking for a break from the high-speed pace of life and need to reset. I could've used a couple more days. :-) Thank you Marie!

Amazing house with pristine pool
I stayed at the house for over a week with my whole family (11 total), and we had an excellent stay! The pictures don't really do the house justice, as it is serene, thoughtfully decorated, and well appointed. There is ample outdoor space, and the outdoor areas are lovely (as is the view of the river from the deck). The pool and hot tub were pristine, and the kids practically lived in the pool when we weren't at the beach or sightseeing. Marie was incredibly responsive, and we had a wonderful time!

Peaceful and Fun
This was a great spot for our multi-family vacation. I had my parents and 2 siblings with their families including 6 children from ages 4-16, and the house +cabins fit us perfectly! So many amenities to keep everyone entertained during the day, mainly in the beautiful in-ground pool! Nights at the fire pit or on the huge back deck playing games. Located on a large secluded lot right on a small river.. so we could play in the yard, kayak, paddle board, or sit in peace. But close enough to a Main Street to grab any groceries or an afternoon ice cream. The house is big enough to fit everyone comfortably, but perfect for those who enjoy outdoor activities like us! We made so many happy memories and had such a fun time! Thank You.

Quiet and plenty of room
The house was big enough to accommodate all 14 of us. The pool was lovely but make sure someone checks the filters the first day we found toys in it, after that it was either dead Mice or frogs. Parking was tight so one car did get the mulberries and bird droppings. The trash was a bit of an issue since the transfer station wasn’t open Wednesday to Friday so we had to make room and take trash home with us. I did love the property and would go back, just want people to be aware of the few things and your vacation will be awesome!

The Arcadia River House was even nicer than the pictures on VRBO. The listing stated a full size fridge outside by the pool and is was a mini fridge and the kayaks would not hold the air. Would be nice if the owner disposed of garbage, people at the transfer station are not very friendly or nice! Other than that we loved our time there and are considering going back next year!

Great family getaway!

Nice Property
Relaxing week away with family. The amenities we listed correctly. VRBO had the check in time listed 1 hr earlier then the agreement, (Marie was quick to accommodate the discrepancy). The pool and patio were a great addition, as the late season rendered the river too grown in to fish. The only downside of this location were the mosquitos, the shrubs were overgrown causing excess mosquitoes. This did not allow us to fully use the property in the evening as hoped. Otherwise nice stay and very relaxing! Thank you

Family getaway
The location and home were lovely. It was a very comfortable property and Marie was easily accessible by text. There were some discrepancies through VRBO that did cause some confusion. First the pictures of the bedrooms were accurate with the correct bed size listed, however in the description on VRBO, the listed bed sizes are different. Also, we were given a check in time in Marie's contract of 4pm, however in several VRBO updates and correspondence, the time was listed at 3, we assumed she had updated it and we were ready to leave when we recieved a text from Marie stating 4pm check in. Marie allowed us to arrive at 3 due to the discrepancy I showed her in VRBO correspondence. She was accommodating and understanding, I hope VRBO and she correct things so there is not confusion in the future. The pool was amazing, and where we spent the bulk of our time. There was no canoe on the property and only 1 kayak. We had brought 2 of our own, but expected more available there so we could all go together. The property was secluded and private which we loved. Landscape around pools and cabins quite overgrown, alot of poison ivy and not as tidy as in pictures. Mattresses in home were biggest complaint from everyone. At the price of over $6500. For a week stay, we expected a more comfortable sleep. Last but not least, there is a rogue Rooster who roosts on the pillar on the deck, 5 feet from the sliding doors of 1 of the bedrooms. Everyday At 4:50 am, he would crow loudly until we got up and we "moved" him along. This made for quite an early wakeup for vacation. Overall, we enjoyed our stay and our time with family, this is a lovely retreat.

My only complaint is that there are no trash bins to put your trash in and renters are responsible for removing all trash from property when checking out. Marie the owner is lovely and professional. We enjoyed our stay.

went there with my family and my daughter she is in a wheelchair the place is very accessible outside doors are small to bring a wheelchair in so we had to carry her in. we had a lot of fun in the pool and hot tub the owner it is very friendly and nice she even let us stayed longer since we needed extra time with my daughter. the kids love it and for sure will like to vacation there again

My friends and I rented this home for a weekend getaway and it didn't disappoint! Great pool area with cabana and hot tub, cozy living spaces and nice size bedrooms. We liked that there were kayaks and a fire pit. Marie communicated well.

Rest and Relaxation
We really enjoyed our stay at the Arcadia River House. You can launch your kayak right from the backyard and there is an entrance to the state forest with well-maintained trails right across the street. Westerly and Charlestown beaches are about a 30 min drive away. The pool and hot tub were great for relaxation after a long day. A couple of things to know before you go... 1) There is an additional fee for trash removal unless you want to haul your own waste in/out 2) You must bring your own sheets and towels (only pillows and blankets provided). However there is a stackable washer and dryer available should you wish to use it 3) There is no dishwasher in the kitchen, so any dirty dishes will have to be cleaned the old-fashioned way. 4) As other reviewers have mentioned, it can get buggy in the house and yard. This is to be expected given the woodsy location of the property, but it is something to be aware of. Thank you for a lovely stay!

Great getaway in nature
We had a great time at this house. Plenty of space for our family. Our family saw so much nature that we never get to experience in the city. You’re definitely more in the woods here so it’s normal to expect a few bugs in the house & we didn’t mind at all. The pool grounds were great, although it is not heated - FYI - but it’s does get warm by the afternoon on a sunny day. The canoes & kayaks made for a great adventure & we drive to the gorgeous RI beaches about 30min away one day. We had a few minor issues at the house but Maria was extremely helpful & took care of everything promptly. We had a great trip & would definitely stay again.

Great Stay
This property is as advertised. Quick, pleasant communications with the owner. Highly recommended for a family gathering or a group of friends. Big pool, with a deep end and hot tub all to yourself is wonderful. Firepit stocked with wood is nice for keeping the bugs away at night. A word on kayaking and canoeing. Be prepared for downed trees and shallow waters to be navigated, so maybe not great for small children or anyone who couldn't handle such situations. Unless you are a strong paddler, plan on using the ride service back or use your own vehicle as we did- we brought a couple of our own kayaks. We had a great time.

Arcadia, a taste of paradise
Our stay at Arcadia in Hope Valley was delightful. A magical small river winding through the forest borders the property and with two kayaks and a canoe to use, we adventured into the wilderness every day. Afterwards, we swam in the full size pool and relaxed in the hot tub enjoying the lush landscaping. An outdoor grill, several options for dining al fresco, upstairs and downstairs decks, two simple cabins for time alone all added up to a beautiful experience connected to nature. Marie is a very thoughtful host and we felt well cared for. It was the perfect get away!

Our group had the best time at Marie’s place. It is unbelievable beautiful, quite and there are soo many thing to do. From pool to hot tub to a Kanu ride on the river. The house is big, clean and comfy. We just had the best time and I would recommend this place to everyone!

Perfect getaway with all the amenities you need!
We loved our stay at this house! -This house has everything you need! The pool has plenty of seating areas (with and without shade), an outdoor fridge and a hot tub in back. We also enjoyed the fire pit and having breakfast every morning on the back porch. -Marie was very responsive and even was able to have the house available for early check in. She was also very responsive throughout the stay over text message. -Marie is very clear on house info, check in/out was easy. Yes, as you may see on other reviews, you will need to bring your bed linen and towels. However there is a washer dryer on site. Yes you will need to take care of garbage disposal. We found these to be very manageable! -One of the bedrooms does not have AC (room has two twin beds) though the room has a fan. We didn’t need to use the room though it’s likely be fine during cooler nights. -The house was cozy and we had an amazing time enjoying all the great amenities this house had to offer! We used the canoes (you can literally take off onto the river in the backyard) and did a short drive for a gorgeous hike. Highly recommend!!

Perfect in every way!
Hope to return to this beautiful, peaceful home! It had everything one could hope for. Comfortable, clean, spacious, pool, hot tub, river( with kayaks/Canoe), trail right across the street, fire pit. So many places to explore right on the grounds. Had my morning coffee in a different spot every day. Kids loved sitting around the fire pit, playing badminton and swimming. Great television, which was only used after playing all day. Marie was very sweet and communication was great. This would be a wonderful rental for any time of the year! Thanks for helping our family to truly relax!

Beautiful setting
Perfect pool experience! Enough comfortable seating in the living room. Really appreciated the air conditioners in the rooms, with the exception of one bedroom. I did bring three folding chairs in order to seat the eight of us at the dining room table. Fair warning, no rubbish service. My daughter and son in law had a unpleasant smelly two hour ride home with the week's worth of rubbish in their car.

Overall, the size of the house met our needs and allowed our family space to gather together. The owner was very approachable, kind, and friendly. The house was clean and pool and hot tub were very much appreciated. We wish we could have enjoyed being outside longer at night but the mosquitoes were too much. Great Family Reunion Home
Marie was a great host and very helpful. House was perfect for our family. Air conditioning was provided but would be nice to have screens so that you can open the windows at night to get fresh air. Also, would have been nice to have garbage removal. Otherwise, everything was perfect. Pool and backyard was wonderful. Great outdoor experience. We all had a great time! Thanks Marie!

Positives- Marie and her husband were very professional and extremely responsive and helpful with any issues we had. For example, the washing machine broke on a Tuesday and the next day they had a new washer and dryer delivered. Another positive to be mentioned is that the house is a nice sized house, in a quiet spot, on a river with a beautiful pool. They kayaks and canoe were awesome. The cabins were super cute, and the fire pit was fun. Negatives- No bed linens or towels are included with the property and it is not mentioned in the listing. We only found out because of another review written after we booked the property. Our entire family flew in from all over the country and bringing all of our linens was difficult with a toddler and three young children in tow. Also, one of the five bedrooms in the main house (upstairs) does not have an air conditioning unit in the window or any screens in the windows and in fact the windows throughout the entire house do not have screens, so you cannot open the windows (or else you will let in the bugs). On the day we arrived it was over 100 degrees outside and the room without air conditioning was unbearable. The cabins did not have air conditioning, but we knew that from the listing. Also, renters are responsible for trash removal from the property, but if you are from out of state and are traveling by air, this is a problem. For example, in order to bring the trash and recycling to a Rhode Island Waste management company for disposal, you have to be a Rhode Island resident. We communicated with the owners regarding this dilemma and they helped us find a solution, but I’m not sure what other guests would do. Also, because the property is on a river in the woods, it is very buggy, so be sure to bring bug spray. Overall we had a lovely time with our extended family, but we feel that an air conditioner in the fifth bedroom and the inclusion of linens would make this property more comfortable for families traveling from out of state.

Private nice pool, overall not manicured
The check in process was smooth and easy. Kayaks were fun, but a huge tree blocked a major part of the river. The pool was nice. Window air conditioners were not sealed well and lots of bugs were in our bedrooms. Hot tub was great, but cover is difficult to maneuver. Landscaping is generally overgrown. Easy access to grocery store and Dunkin. Would be nice if bedding and garbage removal was included. We were washing our only load in the washer which broke mid-spin. We believe owner knew there was a problem with the washer before we checked in. Kitchen was sufficient, and we loved the orange ginger crackers upon arrival. We loved the chiminea and making s’mores in the beautiful evenings. The owner was very good at accommodating our crib and high chair rental. It would be nice if they were included. Overall, we are thankful we came and enjoyed Rhode Island this way.

Great getaway!
We had a great time, excellent location . The house was very nice and clean has all the comforts plus access to the pool, kayaks, 2 extra little cabins, firepit and beds were comfortable. Everything was perfect. Marie was so informing and helpful. We will definitely keep this gem in mind for the future Thank you!

Perfect Backyard Oasis!
Came here for a relaxing weekend away with the girls. The location is perfect for those looking to avoid beach traffic but enjoy the outdoors. Marie was responsive and easy to work with. Looking forward to renting again in the future! Highly recommend.
