Hawaiian-inspired oceanfront Kaanapali penthouse

Papakea L401 is a 2-bedroom, 2-bathroom oceanfront penthouse corner unit that can accommodate up to 5 guests. The resort has an elevator to bring you to the 4th floor. The stunning unobstructed views of the Pacific can be seen from nearly every room. Inside you'll find a relaxed Hawaiian-inspired atmosphere with tile flooring, tropical-themed furnishings and decor, a split air conditioning system, and plenty of natural light with vaulted ceilings. The kitchen is fully equipped with stainless appliances and offers counter seating for 2 and a dining table for 4. The comfortable couch offers ocean views and converts to a queen-size sofa bed to accommodate additional guests. You'll stay cool on those warmer Maui days as this unit features 3 split air conditioners; one for every room.

The master bedroom has a lovely king-size bed and a spacious place to rest after a day in the sun. Just around the corner is the master bathroom which includes dual sinks, stone countertops, and a walk-in tile surround shower. Upstairs you will find an additional queen sized bed and a second bathroom with a tile-surrounded walk-in shower for further privacy and convenience.

*** Notice of Property Plumbing Project:
- Papakea Resort is performing a property-wide extensive plumbing project and you may hear some noise during this time. Work at this unit will begin February 23rd, 2026, with an estimated completion for this unit is projected on or around March 23rd, 2026.
- Standard work hours for this project will be from 8:00 AM to 5:30 PM, Monday through Friday unless authorized for weekend work.
- Contractors will be present on the property to begin quieter preparatory tasks as early as 7:00 AM.
- To minimize possible disruption, louder tasks will not start before 10:00 AM.
- Dates are subject to change. Not all units will be affected at the same time.
- We have been notified that the project is pending completion around June 2026. We have decreased rates during these dates to compensate for any inconvenience. ***

**Notice of Seawall & Sink Hole repair projects update:
- Seawall repairs will be concentrated in front of the A, L and F buildings.
- Sinkhole repairs will be concentrated in front of the L and F buildings.
- Anticipated start date around March 2026 or April 2026.
- Standard work hours for this project will be from 8:00 AM to 5:30 PM, Monday through Friday unless authorized for weekend work.

*** Notice of Upcoming Canal Work***
- Construction will tentatively start November 2025 and expected to continue for approximately eight months.
- Work will begin on the ocean-facing side.
- The concrete will generate noise interruption and work hours are tentatively scheduled for weekdays and during standard working hours.

Papakea Resort offers lush tropical landscaping, koi lagoon ponds, oceanfront saltwater pools, hot tubs, shuffleboards, golf greens, pickleball, and tennis courts! It is located just North of the famous Ka'anapali Beach. Walk to nearby local shops, cafes, restaurants, and grocery stores. It is a quick drive to Whalers Village and many of Maui's top beaches like Kaanapali, Napili Bay, and Kapalua Bay. Parking is free for one vehicle; additional vehicles are $5/day. This fee is collected by the Resort's Front Desk staff upon arrival.

Gorgeous views of sunrises/sunsets/rainbows/whales

We enjoyed seeing beautiful sunrises and sunsets from our lanai. Spectacular views of rainbows and whales out in the ocean we will never forget. Being on the 4th floor provided amazing views. We really enjoyed having a dining room table in addition to counter seating. Our only feedback is that the air conditioners did not work in our condo throughout our stay and the kitchen could be stocked better. I slept out on the sofa during our stay near the open door to have the ocean breeze. All in all we still very much enjoyed our stay.

We enjoyed every minute we were at the unit. The view of the open ocean was spectacular and saw awesome sunsets and whales sitting at the balcony. The king bed was comfortable. The unit’s kitchen was well equipped. The unit also had good beach accessory supply: beach chairs, umbrellas, beach toys etc. The location was also very convenient as it was close to a grocery store, coffee shops, ABC store etc. However, we did feel that the unit could use a deep cleaning as we could some bird feathers and dust bunnies upon arrival.. the furniture especially patio chairs and tvs could use some updates. Overall, it was a pleasant stay, and would definitively consider coming back.

Great location with beautiful views. Unit needs a thorough cleaning above what cleaners might do on normal basis and it could use a fresh coat of paint. My Perfect Stays management company was very responsive when the AC wasn't working, and they had a technician out the next morning to resolve the issue. Overall great communication with My Perfect Stays. We would definately rent Papakea L401 again.

Great place!

Very clean, spacious with great view of the ocean. Although there is not much of beach as the water comes up to the wall. Great location with restaurants and grocery stores nearby. Overall good place to stay.

Not at all what it showed

This place is passably functional, but dated, worn and unclean in places. When you can FEEL how filthy the carpet is and not just see it, you know you're in trouble. Ironic that they want you to take your shoes off, I felt I needed some for protection, but, we complied with the house rule. The chairs at the high outside table are very uncomfortable. What was once a cushion is still on most of the seats, but it is razor thin. And the edging is cracked and peeling, making scratches on our skin. The rubber along the foot rails is cracked and breaking off. And there was a picture of two chaise lounges, but there was only one. I can't imagine the photo was taken on this actual lanai. Cannot beat the view though. But what is that skanky canal just on the edge of the property? I wondered why you would provide a 16 oz bottle of general cleaner, but not a DROP of dishwashing soap. Are we supposed to buy supplies for the condo? That's pretty rude. The Air Conditioning downstairs was broken, not cooling, not blowing, and there isn't a way to get a cross breeze from the outside. The loft AC worked, but it also dripped condensation down the closet wall, getting the clothes wet. The configuration when we got there was a dresser placed right in front of the closet door making it very hard to access. And all the beach junk in the bottom of it was messy and inconvenient. The loft had a queen bed and a TRUNDLE BED. You should make that known. It was scrawny, covered in dust, and uncomfortable. Might be good for a 6 year old, but maybe not for a 66 year old. I have to stop now or I'll get depressed.

Great Location! Beautiful views!

We really liked this property. The view was beautiful, right on the ocean just as the photos show. We had an issue with the air conditioning which was resolved within 24 hours. The beds were comfortable and the kitchen was well stocked. In case you're unsure, like we were, there is an elevator which is important because this unit is on the 4th floor. Check-in was super easy. The beach is rocky but it has some nice snorkeling. The only thing that I would recommend to the owners is to replace the beach chairs. They are very old and uncomfortable. And the cushions on the balcony chairs need updating because they were old, flat and uncomfortable to sit on. Otherwise, we had a good experience. Thank you

Papakea condo in Maui

This 2 bedroom was clean but older. The carpet going upstairs needs replaced and that stairway very narrow. Also needs updated pans. The view is beautiful from the condo. The property immaculate! Not a fan of the rocks in the water and lack of beach in front of condo. We loved the pool, hotub and grilling area.

Wonderful!

Perfect location for a base camp for island adventures. Condo was very well stocked with beach chairs, boogie boards, beach towels, tennis rackets, snorkels, fins and even suntan lotion. Great sunsets every night. ABC store in walking distance. We will be back.

Excellent views from balcony

We enjoyed our visit very much. Sitting on the balcony and looking/listening to the ocean was amazing. I would definitely come back. Grocery store and restaurants were close by and many great beaches to enjoy.
