The home is located on the second level of a legal two family home with a separate Entrance.
Upon entering the home, you are greeted with a coat closet and mud room before going up the stairs, flowing seamlessly to both bedrooms, the living room and full bathroom.
There is a fully-equipped kitchen ready for your next home-cooked meal
One bedroom has a large king bed with a closet space
Second bedroom has a large queen bed with closet space
The bathroom is stocked with body wash, shampoo, conditioner, some toiletries and toilet paper for your stay.
The living room set for your next movie night with a 75 inch TV screen and an electronic couch with two seats that recline. Netflix, Amazon Prime Video, HBO and High Speed Wifi (500 Mbps).
Games, sports equipment, and other entertainment available for use.
The interior of the home, the Private Entrance, and shared patio/front yard available for use.
There is a downstairs unit to the other half of the duplex used for short term rentals

Street parking in front of house. If many vehicles, there is a public free parking lot at the bottom of the street for overflow parking. ✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and security deposit. We know security deposits are annoying, so to make it easier on you we have 2 options that you can choose between:
Option 1: Damage Waiver ($59) - Have a worry-free stay with coverage for up to $1,500 for accidental damage (spills, breaks, mishaps) with no surprise charges. Just relax and enjoy your stay. Coverage up to 10 nights, +$2/day for longer stays, and provided by a third-party insurance company.
Option 2: Security Deposit ($1,500) - Refundable temporary hold that releases after your stay.
To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it`s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

Rental Agreement:
1. LIMITED OCCUPANCY: Occupancy is limited to the maximum number of guests stated in the listing. Only registered guests included in the reservation are permitted to stay at the property. If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. 2. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. 3. CARE OF PREMISES/DAMAGES: NO PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or pool that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy. 4. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. 5. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of the private swimming pool on the Property, and will hold Owner harmless with respect thereto. 6. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without the prior written consent of the Owner. 7. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. 8. CANCELLATIONS: The cancellation terms applicable to this reservation shall be governed by the policies of the platform through which the reservation was booked. 9. PARKING: Parking rules, designated areas, and instructions will be provided in your check-in details prior to arrival.
Renter and Owner, by signing this Rental Agreement, acknowledge that they will comply with the terms of this agreement, and each assumes the responsibility for the obligations set forth herein. Renter acknowledges receipt of the House Rules. Renter acknowledges that they have read, accept, and agree to the terms set forth.
CHECK OUT PROCEDURES: 1. CHECK-OUT NO LATER THAN 10am, unless otherwise discussed and approved. 2. All furniture should be returned to its original location. 3. Empty all overflowing trash in the garbage pails designated for this property (instructions will be provided) 4. Remove and dispose of all food items from the refrigerator and pantry/cabinets. 5. Place dishes, utensils, etc. in the dishwasher (if applicable) and turn it on when you depart. 6. Place all used towels in a pile on the bathroom floor and leave any used beds unmade. We’ll take care of the rest! 7. Put key(s) back in the lock box if you had to use them.

A clean and convenient place to stay for visiting our cadet at West Point. Our hosts were very communicative and helpful. The home and parking situation was just as described. Nice quiet neighborhood, well maintained home. Hearing the babbling broom outside the living room window was very relaxing. Plan on staying here again!

Cute and efficient upstairs portion of well located house in highland falls. Everything was adequate ands owner was able to help with a few of our needs.
