The Space:

The Coco cabin, originally constructed in 1867 and meticulously restored, stands as a testament to the rich history that pervades every inch of its structure. This charming cabin offers guests an authentic experience, seamlessly blending historical charm with modern comforts.



Stepping inside, guests are greeted by a living room that exudes timeless elegance. The focal point of this inviting space is a stone fireplace that not only emanates warmth but also serves as a visual centerpiece. Thoughtfully arranged seating around the fireplace creates a cozy atmosphere, inviting guests to gather and relax.



The bedroom is designed to be a haven of comfort and tranquility. It features a spacious and comfortable king-sized bed, ensuring a restful night's sleep. The room is tastefully appointed with furnishings that complement the cabin's rustic charm. Adjacent to the bedroom is a full bathroom, providing convenience and privacy for guests.



The outdoor shared space is designed for fun and relaxation for guests of all ages. It includes a playscape for children, a pavilion that offers a shaded retreat, making it an ideal spot for outdoor gatherings and picnics. Adjacent to the pavilion is "The Saloon," a fantastic recreational space equipped with a pool table, shuffleboard, a chess table, and more. The Saloon is perfect for friendly competitions, game nights, and socializing.

A fire pit adds a cozy touch to the outdoor area, inviting guests to gather around the flames and enjoy the beauty of the starry night sky. A kitchenette ensures that refreshments and snacks are always within reach.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.



To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

For a more flexible and relaxed wine-tasting experience, the 290 Wine Shuttle provides a convenient way to hop between wineries, departing from downtown Fredericksburg and making stops at select wineries every 10 minutes on Fridays and Saturdays.

Main Street serves as the heart of the action in Fredericksburg. With over 150 shops, boutiques, and art galleries, visitors can peruse a wide array of unique offerings. The street is also home to numerous restaurants, wine tasting rooms, a brewpub, and two museums, offering a diverse range of dining and cultural experiences. 3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Quiet Hours (10 p.m. to 7 a.m.)

12. Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
