Pool and Hot Tub:
• The pool and hot tub are professionally managed by a pool and hot tub company. The pool and hot tub will be cleaned and skimmed prior to your arrival. Due to their proximity to the woods, small debris and bugs may be in the pool upon your check-in. Please feel free to use the provided skimmer as needed throughout your stay.
• Please only adjust the hot tub temperature,. Only hot tub heat may be used during your stay.
Pool Area:
• You may place sun loungers on the sun deck. The umbrella may be placed in the umbrella holder in the sun deck. It must be removed after use and never left in the pool unattended. Umbrella must be retracted when not in use. If the umbrella becomes loose and causes damage to the property, you will be responsible for the cost of repairs.
• The hot tub and pool can be dangerous. Guests should observe and adhere to all rules and policies prior to checking in to the property and must always supervise children. Decks, patios, and stairs can be slippery when wet and/or icy and may result in injury. Any guests under the age of 18 must have adult supervision at all times when using the pool. All guests and persons at the property accept and assume all risks involved in or related to the use of decks, patios, stairs, pool, and hot tub. Stay in the Heart of Texas & Associates and its owners are not liable for any personal injury that occurs while staying at the rental home.
Please note:
• No pets are allowed on the deck or in the pool.
• All non-plastic items are prohibited from the deck and pool area. Only use plastic drinkware and plateware from the kitchen cabinet marked “for pool use.”
Other things to note
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Read house rules before booking.
Staying with us is a hassle-free experience! Simply drive to your rental and use your unique lock code to access the home. You'll receive comprehensive check-in instructions 24 hours before arrival, and we're available around the clock!
• Access: The front door is equipped with a smart lock/ electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.
• Security Camera: There is a security camera on the front of the cabin in place, recording at all times, for your protection. Please do not touch or tamper with the camera or disconnect the Wifi, this is for your own protection.
• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.
• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers by the Log Cabin.
• Critters: We have a regular pest control company that maintains the grounds. As we are located in a rural area, please note that bugs may be present on the property. Remember to keep your doors locked, throw trash in the containers, and don't leave any food outdoors.
🐶 Pet Friendly (Dogs ONLY): 2 dogs allowed per reservation (flat fee amount of $175 for a 1-night stay, $200 for stays up to 28 days, and $250 for monthly stays)- a payment request will be sent out after booking is completed
• Pool heating is optional and available for $40 per day with a two-night minimum stay (total of $80). 2-3 days notice prior to arrival is required.
• The pool temperature should never exceed 82 degrees. Anything above 82 degrees could cause the pool equipment to malfunction.
• Pool temperature alterations above 82 degrees by guests will be subject to additional charges in damages.
• Payment for the pool heat must be received 24 hours before check-in, as it takes 12-24 hours to heat the pool before your arrival.
• Check-In/Out: Check-in at 4:00 PM. Check-out at 11:00 AM. We charge $25 per hour for all requests of early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.

• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager OwnerRez.
• A Security Deposit, of $300, must be paid prior to check-in and is refunded within 3 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.
• We can host a maximum of 16+ guests (including all adults, children & infants) - for safety (fire & insurance) reasons, we cannot hold any additional guests.
• All amenities including wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays. If an amenity or feature stops working during your stay but was reported working by our maintenance crew, we will attempt to repair the item but cannot guarantee the repair and no Airbnb refund will be made.
• We look forward to hosting all our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest's stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.
• We do not offer rescheduled stays or refunds on cancellations outside of VRBO's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their propertie
