*The home is equipped with a mini split A/C unit in the living room. The individual rooms do not have A/C. To keep the rooms cool, we recommend keeping the bedrooms doors open during the day with the fans on to circulate cool air throughout the home. During the night its best to open the windows to allow cool air to enter while you sleep.

The Space Layout:
the entire home is one on story. However there are stairs leading up to the front door but non if you are going through the garage.

-Master bedroom: King bed, Private bath with stand-in shower and toilet, dual vanity
-Guest bedroom #1: Two Queen beds, shared full bath w/stand-in shower.
-Guest bedroom #2: Queen bed, shared bath w/stand in shower.

Open concept kitchen, dining area, living room area combo. Back porch accessible through this area.

Half bath closest to garage access just off the kitchen

Garage parking (1 parking space. Other areas occupied by ping pong & foosball table

The laundry room is accessible through the garage area

Back porch: *There is a safety fence around the majority of the backyard with a side gate separating the backyard area from the pond*

This is another persons home, please treat it with care and respect.

-No outside fires except for the gas firepit provided. This is a huge liability that we simply cannot tolerate ($500 fine)
-No parties
-No smoking ($500 fine)
-We do allow pets for an additional fee.***No cats*** Our policy is "all-four-on-the-floor". No pets in beds or on furniture. Additional cleaning fees will be applied if violated. Sheets and bedding will be discarded and guests will be responsible for replacement if pet hair is found. Please make sure your pets are included in the reservation and the fee will automatically be applied to your stay
-There will be a fee applied if guests do not depart from the home on time. $30 for every 15 min past checkout time unless previously arranged with host
-We are not responsible for left or lost items. If found we can return the items for the cost of shipping plus $50.00 flat rate fee.
-Damaged items: If any item is damaged or stolen, guests will be responsible for the cost of replacement plus a $25.00 replacement fee
