Located on the prestigious gated community of Watersong, our stunning South-West facing villa offers everything you need for the perfect family getaway.

Our fully air-conditioned home has an extra-wide plot with a huge 3,200 sq ft of living space, 5 bedrooms and 4.5 bathrooms - easily accommodating 10 guests.

Set in a lovely conservation area with no rear neighbours, guests can enjoy uninterrupted views of woodland and a natural lake.

Listen to the sounds of nature as you enjoy the sun from your extended pool and spa area or take some shade under the full width lanai.
In the evening, watch the sun set over the Watersong horizon whilst enjoying some well-deserved refreshments after another busy day.

Main Living Space
Watersong Sunset Villa offers an exceptionally large main living area that is decorated in a fresh modern style and opens out on to pool/spa deck at the rear. It is open-plan but with distinct, separate areas.

The main downstairs area is a spacious, informal lounge with large sofas and comfortable chairs. This relaxing room is equipped with a 55” Smart UHD TV with digital Cable, a Music system and a selection of DVDs, CDs, books and family board games.

The Kitchen is modern, high-end and fully-equipped with granite counters and a breakfast bar for those informal meals and snacks.
Appliances include a multi-function cooker, microwave, dishwasher and fridge/freezer with ice and filtered water plus a range of smaller but vital electricals such as a coffee maker, blender, toaster and kettle.
Of course, there are plenty of pans, crockery, cutlery, glassware and utensils for the whole house as well as picnicware for safely using around the pool.

The Formal Dining Area will comfortably seat 6 people around the large table whilst the extra Nook by the kitchen, overlooking the pool, will seat a further 4 people and is ideal for breakfast.

A separate Laundry room is provided for your convenience and is well equipped with a full-size Washing Machine, Tumble Dryer, Steam Iron and Ironing Board.

The villa hosts 2 extensive master suites, each running the whole length of the villa, a separate family suite of 2 bedrooms sharing a bathroom and a further twin room with en-suite bathroom.

As well as the central Air Conditioning, each bedroom also has a ceiling fan for your comfort.

Hair dryers and straighteners can be found in each of the master bathrooms.

Master Suite 1 is on the ground floor, overlooking the pool area. It has a King size bed, separate easy chair and multiple storage options for your belongings. There is a fitted safe for your valuables and a large HD TV with Cable and Roku. The bathroom benefits from a double-size shower with twin shower heads and also twin basins with a separate WC.

Master Suite 2 is on the upper floor and overlooks the lake and woodland to the rear of the villa. It has a King Bed, separate easy chair and a large walk-in closet. There is a second fitted safe and a 43” UHD Roku TV. The bathroom also has a double-size shower with twin shower heads, twin basins and a separate WC.

Bedroom Suite 3 has twin beds and views over woodland to the rear. It has a large, fitted closet and Roku TV. There is a private en-suite bathroom consisting of a full-sized bath with overhead shower, vanity unit with wash basin and WC.

Bedroom 4 is a spacious twin-bedded room which also accommodates a cot for any babies in your party. It has a large fitted closet and new 32” Roku TV.

Bedroom 5 is a lovely bright room and features a Queen bed, a large fitted closet and TV with Roku.

Bathroom 4 is part of the Family Suite and is shared by Bedrooms 4 and 5. It consists of a full-sized bath with overhead shower, vanity unit with wash basin and WC.

As a bonus to the bedrooms upstairs, there is a generous second family lounge area with a comfortable corner leather sofa and further seating and storage.

There is also a huge wall-mounted 65” Smart UHD TV with digital cable and Roku. An Xbox One X complete with wireless controllers and a wide selection of games allow for ongoing family tournaments throughout your vacation.

To provide sporting contests for the whole family, the garage has been converted to a Games room. It is well equipped with a slate-bed Pool Table, Foosball, Air Hockey and seating for the spectators.

Outdoor Living
The stunning outside area and picturesque views are what makes Watersong Sunset Villa the perfect place to relax away from the parks.
Our 30’ x 15’ private pool with raised spa & extended deck area offers plenty of space for soaking up the beautiful Florida sunshine.
The fully screened deck faces South-West so will attract the sun throughout the whole day.

The full-width covered terrace, with ceiling fan, is perfect for seeking some afternoon shade or dining al fresco.
With no rear neighbours, you can enjoy peaceful woodland and natural lake views - perhaps the local family of Sand Cranes will pay a visit.

There is plenty of comfortable seating and padded sun-loungers available for everyone to relax after a busy day at the parks. Maybe enjoy a few drinks before dinner whilst watching the glorious Watersong Sunset over the lake.

Extra Amenities
Our home is expertly maintained by the local and well-established Homes of America Management Company. They are available during office hours for any problems or questions you may have about our home. They are also on-call 24 hours for any emergency.

Free High-Speed Wi-Fi is available throughout the property plus free local telephone calls.
A range of Children’s Equipment is available in the villa at no extra cost, including a crib/cot, stair gate, lightweight stroller, highchair and baby monitor
For your peace of mind, a Pool Safety Fence is provided for families with young children.
All towels and linen, including Pool towels, are provided as standard for your use.
Pool & Spa heating is available on request and is recommended for the cooler months (additional fees apply, please ask for details)
There is parking in front of the villa for 2 vehicles.
Extras such as BBQ hire, Welcome Packs, Champagne and Flowers, etc can be arranged. Please ask for details.
Early Check-in and late Check-out may be available on request.
Please note:

This property is self-service--meaning the guest will need to provide their own toiletries such as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper, detergent, etc. Upon arrival, each property shall have a toilet roll on each toilet roll holder, a trash bag in each trash can and a soap in each bathroom for your use. Any further items beyond this will need to purchased by guests as per their individual needs.
You are welcome to purchase a Starter Kit from our office with some of these supplies if you wish.
