Located in the picturesque village of Dittisham, Water Edge House and Boathouse is the ideal holiday cottage for families and friends seeking a luxurious getaway in Devon. Nestled on the banks of Dittisham Mill Creek, just a short walk from the stunning River Dart, this sustainable boutique retreat offers an exceptional combination of comfort, relaxation, and scenic beauty. With a heated indoor pool, private garden, and spacious terrace with panoramic views, it’s the perfect destination for those wanting a memorable and rejuvenating escape.

The Space

As you step inside Water Edge House, you’ll be greeted by an inviting atmosphere with a spacious vaulted-ceiling hallway. The beautifully appointed living area features floor-to-ceiling windows that open onto the paved terrace, offering spectacular views over the lush garden and the serene water below. The lounge area leads to a fully equipped kitchen and dining room, featuring high-quality appliances ideal for preparing everything from family meals to gourmet dinners. Enjoy meals together at the dining tabledine alfresco on the terrace, surrounded by tranquil nature.

The main house offers four luxurious bedrooms, while the separate Boathouse accommodates an additional two guests, providing plenty of space and privacy. On the ground floor of the main house, you’ll find a superking bedroom with a large picture window overlooking the garden. A large Jack and Jill bathroom connects the bedroom to Bedroom 4, which is furnished with a single daybed and trundle, providing two additional single beds,king size double. This bathroom features a double-ended jacuzzi bath, walk-in shower, washbasin, and WC.

Upstairs, two additional king-size bedrooms with Juliet balconies offer stunning views over the garden, water, and surrounding countryside. Both of these bedrooms come with en-suite shower rooms for added convenience.

The Boathouse, located right on the water's edge at the bottom of the garden, offers a cozy retreat for two guests. The open-plan living area is filled with natural light, and large sliding doors open onto a private balcony with breathtaking views of the water. The compact yet fully equipped kitchen allows for independent dining, while the mezzanine bedroom, accessed by "ship's steps," offers a snug double bed. For additional sleeping space, there is also a sofa bed in the lounge.

Outdoor Features

The paved terrace extends from the lounge and kitchen area, providing a perfect spot to relax and enjoy al fresco dining. Lounge on comfortable garden furniture, fire up the rustic barbecue for a delicious outdoor meal,simply take in the tranquillity of the surrounding landscape. For those seeking relaxation, the indoor heated pool offers the ultimate place to unwind, whether you’re swimming with familyenjoying a peaceful soak. At high tide, the creek is also perfect for a gentle paddle.

For water enthusiasts, Water Edge House provides access to the water via a boat store located underneath the boathouse. Guests can borrow a Canadian canoe (buoyancy aids provided, canoe use is at your own risk).

If you like to stay in and take full advantage of the beautiful views without having to cook, particularly after a long drivea busy active day out then the owner is able to provide you with amenu of prepared meals through her company Dart Valley Dining. If you would to take advantage of this then please visit https://dartvalleydining.co.uk/ in advance of your stay as 24hrs notice is required.

Situated immediately below the accommodation is the boat store where you can borrow a Canadian canoe (buoyancy aids are provided and any use of the canoe is at your own risk). Direct access to the water is for around 2 hours either side of high water. There is also a running mooring available should you wish to bring your own boat but you are unable to launch from the property.

Water Edge is professionally managed by Fresh Escapes – a Devon-based, privately owned holiday letting and management company with years of experience in marketing, managing and owning holiday homes in and around Devon. We’re proud of our family roots and aim to give our guests the same home-from-home feel.

We know many of you come on holiday to escape the world, so we won’t disturb you too much during your stay. We’ll check in with you after you’ve arrived, and we’ll be on hand if you need anything during your visit, but the house is yours to enjoy. We hope you’ll love it as much as we do.


Other things to note

The Boathouse has a ship's staircase which is more than a ship's ladder and less than a standard staircase with the access closed off by shutting a hatch once you are in the bedroom area. Alternatively there is a king size comfortable bed settee in the lounge that can be used instead.

There is a 5 pin tethered EV charger that can be used and is charged by an additional supplement.

Attached to the main house is an annexe. From time to time that may be occupied by onetwo family members during your stay. They are always discrete yet may be available to answer questions if you have any during your stay.

Getting around

Buses frequently leave the village- once a week to Dartmouth and once a week to Totnes!! You might prefer to walk( bring your walking shoes), cycle (e-bikes available to hire), hire a taxie-taxitake one of several ferries to GreenawayDartmouth ( from where you can also take a ferry to Totnesthe steam train to Paignton, Open Top Bus to Totnes and ferry back to Dartmouth. Indeed you can leave your car behind for several days

Taxis and e-taxis are also available as well as hiring e-bikes from e-Xplore Devon based in Kingsbridge


The Neighbourhood

Nestled on the banks of the stunning River Dart, Dittisham is a picturesque village in South Devon that offers a peaceful and idyllic escape from the hustle and bustle of modern life. Often described as one of the most charming and tranquil spots on the river, Dittisham combines natural beauty with a strong sense of community and history.

The village boasts a couple of excellent pubs, including the renowned Ferry Boat Inn which sits right by the river and serves delicious local food, ales, and a welcoming atmosphere.

From the jetty by the FBI you can catch a ferry down to Dartmouthacross to Greenway Quay and Greenway Estate, the home of the late Agatha Christie.

The historic naval town of Dartmouth is a 10 minute drive away where the Britannia Royal Naval College stands proudly overlooking the town. Stroll along the embankment of the River Dart to discover a plethora of boutique shops and galleries, an Elizabethan butterwalk, and countless fantastic restaurants and pubs. On site at the Dart Marina Hotel you have the benefit of the newly opened Zephyr restaurant offering bistro style classics and lite bitesbook a 'Gaia' treatment at the Wellbeing Spa.

As well as its scenic estuary, Dartmouth gives access to some superb coastal and country landscapes nearby, sitting as it does on the South West Coast Path. At the mouth of the River Dart you have Dartmouth Castle with the SWCP leading to a number of small bathing coves. On the opposite side is Kingswear and from here you can access the National Trust estate of Coleton Fishacre, an Arts and Crafts-style house with an art deco interior, built in the 1920s for Rupert D'Oyly Carte, son of impresario Richard. The grounds are a gardener's delight, incorporating woodland and sub-tropical species and paths leading out to the cliff edge.

The Dartmouth Steam Railway and Riverboat Company operates a wonderfully nostalgic service, which runs from Kingswear to Paignton, taking in some spectacular riverside, coastal and rural scenery.

A sight to behold is the Kingswear Castle Paddle Steamer, this historic vessel, built in 1924, is the UK’s only coal-fired paddle steamer in operation. Join a cruise on the river and explore this beautiful stretch of river in style.
