I can promise you that in the circumstance that you are unable to travel due to petrol shortages or Airport closures, I will override any cancellation policy and will organise a refund for you.
There would be only two considerations for you:
1) When a guest is entitled to a refund, we reserve the right to pass on any credit card transaction fees to the primary booking guest, relating to their reservation.
2) We would just require any kind of documentation of proof, to confirm your cancellation request falls within the `Extenuating Circumstances`.

Sitting on a 800sqm block, you have plenty of space and privacy to feel a long way from the hustle and bustle. Only a short 180m stroll to a secluded swimming beach, and a 2km walk to the main shopping area of Cowes.

* THE HOUSE *
The timeless style of the home is laid out for ease of living. Upstairs, the open-plan living and dining area provides an effortless connection to the large outdoor balcony, where you`ll fall in love with the tranquil outlook over the treetops - you can even see the ocean.
The kitchen is fully equipped with a built-in pantry, dishwasher, cooking appliances and lots of storage.
The master bedroom is located upstairs in a separate wing, and features a spacious ensuite and private access to the balcony.
The ground floor holds the remaining 3 bedrooms, as well as a second living area (which can also be converted into a bedroom). There is also the main bathroom, separate toilet and laundry.
* THE DECK *
With a fantastic north facing aspect, the backyard, deck and balcony all soak up the sunshine and are protected from any cold ocean breezes. There is a double carport, however enough room to host up 3-4 vehicles on site.
The first floor balcony is accessible from the upstairs living room and has outdoor dining table and bbq.
* KITCHEN *
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and gas cook top.
* BED ARRANGEMENTS *
The house is set up to comfortably accommodate 13 guests, but can accomodate 15:
Bedroom 1 (Upstairs): One Queen bed Bedroom 2 (Downstairs): One Queen bed Bedroom 3 (Downstairs): One Queen Bed Bedroom 4 (Downstairs): Two bunk beds (4 x single beds)
Bedroom 5 (Optional): The downstairs living room also has a double sofa bed and can be used as an additional bedroom.
Note: There is also a single trundle bed under one of the bunks in Bedroom 4 which can be rolled out, and a single rollaway stretcher is also available for Bedroom 2 or 3.
* LOCATION *
The house is located in a quiet, leafy neighbourhood. It`s just a short 180m stroll to the beach. The beach entices you to start the day with a swim or leisurely stroll to the nearby boat ramp Cafe for a coffee, and the island`s many surf beaches are just a short drive away. Wander along the beach into the thriving shopping centre of Cowes (a 15 minute walk), to grab some lunch or dinner at many of the cafes or restaurants.
* LINEN *
Fresh sheets will be provided and placed at the end of the beds. Guests will be required to make the beds.
* CHECK IN *
Please note that during the summer period and other peak times, check in times are set as 3pm unless by prior arrangement. All other times of the year, check in is generally 1pm.
Guests will have full access to the property.
This is a quiet, residential area of Cowes. The neighbourhood all includes large blocks, with abundant tree life, making it a private and peaceful area.
*Pet friendly upon owners approval - There will be a $50 surcharge/stay. *Guests are required to answer `YES` to pets in the ID Form before pets can be approved.

It is only a short 180m stroll to a secluded, safe swimming beach, and not much further to the Boat Ramp Cafe where you can grab coffee or a snack. It`s only a 2km walk into the shopping centre of Cowes where you will find many cafes or restaurants. *Before this reservation is confirmed, Primary Guest will fill out our ID Verification form. *FULLY REFUNDABLE DAMAGE SECURITY BOND: $600 will be activated 1 day before your arrival date. Please ensure you have sufficient funds available in your nominated payment option. *Children under the age of 18 must be accompanied by a parent. *To avoid disappointment, always inform your host if you intend on bringing a pet. Pets are only permitted upon owners approval. *The property fence is not secure to contain your pets, so please keep pets supervised. *As this is in a residential area, Quiet hours are from 10pm - 8am *Please treat this home with respect as if it were your own. *If you use the BBQ, please use the provided BBQ cleaning equipment to leave the BBQ clean for the next guest. If the cleaners have to clean the BBQ after you, there will be an extra $45 fee added onto the cleaning fee. *The cleaning fee covers a standard clean only. If cleaners are forced to stay longer, due to guests lack of care, then BnB Host Management reserve the right to pass those extra costs onto the guest. **Please DO NOT REMOVE the large bottles of Shampoo, Conditioner & Body Wash in the bathroom/s, Dishwashing Liquid, Rinse Aid & Disinfectant Wipes in the kitchen. These amenities are the property of BnB Host Management and are regularly refilled for guest convenience. Additional fees may apply if items are removed.
