VILLAGE WALK
1. Minimum age of 25 is mandatory for property rental.
2. Upon confirming your reservation, we`ll email you a rental contract outlining our policies, rules, and expectations. Please review and sign it before your arrival to ensure clarity and mutual understanding.
3. Parties or events are not permitted.
4. 7 parking spaces on the property, New Wave will supply parking tags that should be visibly placed on the windshield.
5. Pet Friendly (2 Pets Maximum)


- Quiet Hours: 10:00 p.m. to 8:00 a.m.
- Pool hours: 9:00 a.m. to 10:00 p.m.
- Children under 14 must be supervised by an adult at all times.
- Pets are prohibited in swimming pool areas.

We had such a wonderful stay at this beautiful beach house! It was perfect for our large family — spacious, clean, and thoughtfully stocked with everything we needed.The layout was ideal, with plenty of room for everyone to spread out while still having great spaces to gather together for meals, games, and time by the pool. The kitchen was well-equipped, and the bedrooms were comfortable and quiet.The location was fantastic — just a short walk to the beach, and close to shops and restaurants.We made some great memories here and would absolutely come back. Highly recommend for families or groups looking for a fun and easy beach vacation!

One section of property was unusable because of mold and dehumidifier and fans going. Master bathroom had mold in tub grout and tike grout on walls. Kitchen well stocked except for one coffee pot for 24 people. So bring some with you. One of the Dishwashers broken but they came and fixed it right away. 3 top bunk beds did not have any guard railing so they could not be slept in. UnsafePlenty of sleeping if available for use. Beds are very comfortable. Plenty of eating area for large group. AC is terrific. Too many extra charge threats. Been doing this almost ever summer since 1977 and never seen those kind of extra charge threats. Reachable only during regular business hours. Not impressed. So sorry. Rented this house last minute because of hill country floods cancelled us so you would think some gratitude since a large property was available during the peak of summer. Just kinda rude getting it. Live and learn. Never done a review like this in almost 50 yrs. Of vacationing. My photos are of the mold.

Serious insect problem. This place needs an exterminator immediately. Bugs (cockroaches) found all throughout the house, especially in the kitchen. Landscaping needs to be taken care of. Bushes are unkept around pool area and constantly dropping flowers in the pool. For the dollars pay for the rental, more attention to detail is needed.

Not the vacation experience we were expecting

We booked this high dollar rental for a special summer family beach vacation and paid a substantial amount of for the week, expecting a wonderful, memory making experience. Unfortunately the reality fell far short of that and the rental was a major disappointmentShortly after we arrived we were shocked to find that the kitchen ceiling was actively leaking due to broken A/C.Buckets had to be placed throughout the main living area and kitchen to catch constant dripping of water-completely disrupting the heart of the home where we had planned to gather, cook and spend quality timeWith small children and toddlers in our group, the wet cement floor was a constant slipping hazard, We had several calls with the management company, they sent a tech out a couple times then they finally had to have a company come and replace the air conditioners, which left us without any air-conditioning or access to the main living areas for an entire day of our stayWhat’s even more disappointing is the companies complete unwillingness to offer any meaningful compensation or refund citing contract clauses. For the price, this was unacceptable. The pool was dirty and the fire pit was full of cigarette buts, mold was apparent on some of the air returns, we could’ve overlooked those, but the way the AC mess was handled was terrible Poor customer service - would not book again

The rental was perfect for our whole family of 14. Plenty of parking for 6vehicles and a golf cart. Easy access to the beach. Very clean and comfortable. A little problem wit some roaches but very minor. Would stay here again!

Great Experience

The property was just as described. The house was a perfect fit for the size of our party, which consisted of adults, teenagers and a few younger children! The neighborhood was relatively quiet for the week of Spring Break. Check-in and check-out was easy and convenient. Property management was helpful and very responsive. Short drive to the beach and shopping! Overall amazing experience, would definitely rent this house again!!

Annual Birthday Beach Bash Bonanza

It's always challenging to find a house to fit our large family (including 9 Grandkids). Dolphin Cove was spacious enough for each family to have their bedrooms/bathrooms with plenty of common space as well! The fenced in pool added much appreciated security, and the fire pit was an unexpected bonus! We may have found the perfect spot for our Annual Birthday Beach Bash!

Great Vacation

We went on a family trip with 22 of us, we had an amazing time at the Dolphin Cove. The pool was perfect when we were tired of the beach. Perfect size for us, we will be back. Some of the queen beds seemed to be a full size and not a queen but it still comfortably slept couples.

I do not recommend

The property is ok, but the management is a wreck. We had 3 major problems. 1. Our code did not work for check-in. It took about 30 min. for them to reset the code and send us new ones. They unlocked the doors remotely while waiting for our new code. Wow--they can unlock the doors AT ANY TIME. 2. The pool was filthy. By the time we saw it, it was after 5, and their "emergency" number goes to voicemail. So, I texted the number that sent the codes. I had to send pics of debris floating on top and an amazing amount of sand and leaves on the bottom, so they would call the pool company which was closed. They said they would follow-up and call me in the morning. 11 AM, no call, so I texted AGAIN. They then insisted the pool guy spent an hour cleaning it and the storm 3 days ago made impossible to clean it better. How INSULTING, the two pools on either side of our house were pristine. They finally got someone to clean the pool the day of checkout. Someone should have checked this before our arrival. 3. The AC started leaking in the middle of the walkway downstairs at 8PM our first night. Almost 2 hours later, maintenance came out and found a clogged drain line and cleared it. But also found a bowl and towel under the drain line overflowing. Obviously it was an ongoing problem with a band-aid. The filter was clogged and was supposed to be replace but it never happened. I asked 3 other times because the AC was not cooling well and one room was very warm. You have been warned.

Perfect for a large group

This house was perfect for our company function. Lots of bedrooms with comfortable beds. Pool was awesome! Kitchen had everything we needed. There was a little issue with cleanliness and a couple of maintenance issues and all were corrected immediately. Very secure and quite neighborhood in the evenings. Would definitely stay here again!!

Family Reunion

We had the best vacation ever!! The Dolphin Cove was the perfect house, perfect location, and the perfect layout. After spending the day at the beach, we came back to the house and started grilling the meat while the kids were swimming in our private pool. Golf carts were awesome and so fun!!

40th Celebration

My wife & I and a close group of friends decided to celebrate hers and another’s 40th birthdays in Port A where we’d all spent plenty of weekends over the years together. Bridget was always very quick to reply to my chats through the VBRO app. On our first evening, one of the rooms above the garage was not cooling. After hours maintenance was quick to come out and bring a portable window unit to get us through the night. The very next day, it was fixed and the room was much more comfortable for our guests in that room. The stay was amazing and the house was just the right touch to top it all off.

The house was spotless, and there were lots of traffic gathering places for our big group of family and friends. We cooked a lot with the kitchen and the outdoor grills, and it was fantastic.

Fun place!

We had a family Christmas weekend here, with 20 or so family members and two dogs. The layout of the place is amazing! We had space for everyone and the kitchen/dining was perfect for gathering. Unfortunately, the weather was cold and we didn’t really get to enjoy the beach or the pool. But we loved sitting around the fire pit, listening the music, and roasting s’mores. We also played games, watched family movies, and shared meals. The only complaints I have about the house is that our initial code didn’t work and I killed a couple of roaches in the house. However, the property manager was at the house within minutes to let us in and the roaches are just part of being close to the beach. The house and property was very clean and well equipped. We would stay again, maybe not in December lol.
