Welcome to Sweet Annie’s — a home named with love, built for the kind of beach week your family talks about for years.

Semi-oceanfront and just 100 feet from the sand, Sweet Annie’s sits on a quiet arch in Corolla’s sought-after Ocean Sands community. The arch geometry puts us in line with the first row off the beach — which means you’re steps from the ocean at a fraction of the oceanfront price. Step off the deck, cross the dune, and your toes are in the sand in under a minute.

THE SPACE

The reverse floor plan puts the living where the views are. The top-level great room features a soaring juniper ceiling, gas fireplace, and granite kitchen that opens to a dining table for ten. A sunroom with partial ocean views is the perfect place for morning coffee while everyone else is still sleeping. Multiple wrap-around decks give every generation their own space — watch the sunrise from the east-facing deck, catch the sunset over the sound from the other side, and let the sound of the ocean be your background noise all day long.

Downstairs is built for fun. A family room with a big-screen Smart TV flows into a converted-garage game room with ping-pong. The brand-new elevator services all three floors and is a genuine game-changer for multi-generational groups. Grandparents arrive at the top floor the same time everyone else does. Strollers, beach gear, and groceries move between floors without the struggle.

The hot tub on the 2nd-story deck is where every evening ends. There’s a moment at Sweet Annie’s when the beach towels are hung and everyone migrates to the deck. The hot tub bubbles, the sun drops, and nobody looks at their phone. These are the moments we're striving to create.

SLEEPING ARRANGEMENTS (Sleeps 14)

Sweet Annie’s sleeps 14 comfortably across five bedrooms. Every sleeping space has been thoughtfully furnished with quality mattresses and fresh linens.

Bedroom 1 — Top level: King bed with private ensuite bathroom featuring a jetted soaking tub. This is the master suite, offering the most privacy and the best views in the house. Perfect for parents or grandparents who want their own retreat.

Bedroom 2 — Mid level: Queen bed. Bright and comfortable with connecting full bathroom on the same floor.

Bedroom 3 — Mid level: Queen bed. Well-appointed and quietly situated, ideal for couples or adults traveling together.

Bedroom 4 — Mid level: Bunk room with new bunk sets sleeping 4

Bedroom 5 — Mid level: Bunk room with new bunk sets sleeping 4.

Bathrooms: 3 full bathrooms. The king master ensuite on the top floor. Two full bathrooms on the mid level serve the remaining four bedrooms. The layout works well for large groups with no bottlenecking in the morning rush.

KITCHEN AND DINING

The granite kitchen is fully stocked and built to feed a crowd. Full-size refrigerator, gas range, dishwasher, microwave, coffee maker, and all the cookware, bakeware, and utensils a family needs for a week of real cooking. The dining table seats ten for family dinners, and overflow seating on the deck means there’s always room for everyone. Grocery stores: Food Lion and Harris Teeter — are under five minutes away. We recommend stocking up on arrival since stores get busy mid-week during peak season.

OUTDOOR SPACES

Hot tub on the 2nd-story deck — already heated and ready when you arrive. Outdoor shower and dry entry on the ground level for sandy gear and wet swimsuits. Multiple wrap-around decks on different levels give everyone room to spread out — morning coffee on one side, sunset drinks on another. The decks are furnished and the views are everything you came to Corolla for.

COMMUNITY AMENITIES — OCEAN SANDS

As guests of Sweet Annie’s you have full access to the Ocean Sands community amenities. The community pool is a short walk away and a welcome option on the afternoons when the ocean is rough. Tennis courts, pickleball courts, and basketball courts are all within easy walking distance and free for community guests. Private beach access points are located throughout the neighborhood so you’re never walking far to reach the water. Ocean Sands is a quiet, low-traffic residential community — no through traffic, no noise, no crowds. Just wide streets, friendly neighbors, and the smell of salt air.

We hope every family who walks through that door feels what we feel here: that the people around you are everything, and that time together at the beach is the most sacred thing there is. We poured love into every detail of this house. We hope you feel it when you arrive.

THE NEIGHBORHOOD — COROLLA, NC

Corolla is one of the last undeveloped stretches of the American coastline. No chain restaurants. No attitude. Just 24 miles of wide, uncrowded beach, wild Spanish Mustangs roaming freely on the 4x4 beaches to the north, and a pace of life that forces you to slow down and be present with the people you came with.

Sweet Annie’s is minutes from everything Corolla has to offer. The wild horses of the 4x4 beaches are the most iconic attraction on the Outer Banks — take a guided tour from TimBuck II or drive your own 4WD vehicle north when the pavement ends. The Currituck Beach Lighthouse, built in 1875, is a short drive away and worth climbing for the views. The Whalehead Club, a stunning 1920s Art Nouveau mansion on Currituck Sound, offers free grounds access and fascinating history. TimBuck II Shopping Village is five minutes away and has everything you need: casual dining, mini golf, ice cream, surf shops, a farmer’s market, and more. Kayaking and paddleboarding on the sound, surfing on the ocean, parasailing, fishing, and horseback riding on the beach are all available within minutes of the house.

For day trips, Duck Village is 20 minutes south — a charming waterfront town with great shops and restaurants. The Wright Brothers National Memorial in Kill Devil Hills is 45 minutes south. Jockey’s Ridge State Park, home to the largest natural sand dune on the East Coast, is worth an afternoon. Cape Hatteras Lighthouse, the tallest brick lighthouse in America, is about 2.5 hours south for those who want an adventure day.

GOOD TO KNOW

Check-in is at 4:00 PM. Check-out is at 10:00 AM. The house is keyless — your entry code will be sent 24 hours before arrival. Parking is available in the driveway for 3 vehicles. No street parking per Ocean Sands HOA rules. No RVs, campers, boats, or trailers on the property or in the community.

Maximum occupancy is 14 guests overnight. Minimum booking age is 25. No events, parties, or gatherings beyond the number of registered guests are permitted.

Sweet Annie’s is dog friendly (1) with a small pet fee. No pets on furniture or in the hot tub. Pet waste must be cleaned up immediately throughout the stay.

No smoking or vaping inside the home, on any deck, or within 25 feet of any entrance. No fireworks on or near the property.

The hot tub is on the 2nd-story deck and is already heated upon arrival. No glass near the hot tub. Please replace the cover when not in use. Children must be supervised at all times.

The elevator is available to all guests throughout their stay. Please do not exceed the weight capacity and supervise children when using it.

Currituck County is in North Carolina’s hurricane belt. Hurricane season runs June through November. Travel insurance is strongly recommended for all guests traveling during this period. In the event of a mandatory evacuation order issued by Currituck County.

Nearest grocery stores: Food Lion and Harris Teeter, approximately 5 minutes south on Ocean Trail. Nearest urgent care: First Health Outer Banks Urgent Care, Kitty Hawk — approximately 35 minutes south. Nearest emergency room: The Outer Banks Hospital, Nags Head — approximately 45 minutes south.
