BEDROOM: The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.
BATHROOM: The bathrooms have shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN: You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to: - fridge/freezer - stovetop - microwave - oven - crockery and cutlery - dishwasher
We stock a simple selection of food for breakfast, such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM: The living room has a 55` Samsung smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.
LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board.
PARKING: The parking garage includes one designated space and additional free street parking for your convenience.
COMMON AREAS & AMENITIES: You will have access to the building`s Fully Equipped Gym, Games Room, BBQ Area, and Common Garden / Courtyard throughout your stay.
The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Public Transport Multiple bus stops are within walking distance, providing regular services to key destinations, including the Canberra city center, Kingston, and Woden. The closest bus stops are along Canberra Avenue and Stuart Street, offering frequent routes operated by Transport Canberra.

STRATA NOTICE: Inaccessible Window & Balustrade Clean Commencing 15 July External window and glass balustrade cleaning will take place from 15 July for approximately 2 weeks (weather permitting). Contractors may be visible abseiling outside the building between 8:30am–4:00pm, Monday to Friday. **Booking Confirmation** Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.
**Check-In & Check-Out** - Check-in: from 3:00 PM | Check-out: by 10:00 AM - Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome** Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
**Bathroom Matters** We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.

Self checkin with video explaination. The video was a little quick for me and I had to play a number of times to get all the details. Once understood the process was simlpe.
The unit was immaculate. The property had good parking which was roomy enough to accommodate a ute which is unusual in Canberra car parks.
Located within easy walking distance of Manuka restaurant and boutique shopping areas . 15 minutes including parking to Canberra Hospitals and 10 minutes to Civic .Quiet a d private. Excellent position. Recommended.
