Welcome to your cosy 1-bedroom, 1-bathroom unit in Deakin! This home is conveniently located near hospitals and government offices. With its modern amenities and ample space, it provides easy access to everything you need for a comfortable city stay.

BEDROOM:
Your bedroom has a queen-sized bed topped with professionally cleaned and pressed linen. The bedroom has plenty of wardrobe space for your luggage.
BATHROOM:
The bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash.
KITCHEN:
Please make use of the fully-equipped kitchen. During your stay you`ll have access to:
- fridge/freezer
- crockery and cutlery
- microwave
- cooktop
- oven
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
With access to high-speed WiFi, the living room also has a TV that you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platforms subscriptions so you will have to use your own account. TV has access to all local channels.
LAUNDRY AREA:
A washing machine and dryer are available as well as an iron and ironing board for guests to use. Note that the washing machine door is cracked due to wear and tear but the appliance is in good working condition.
LAUNDRY ACCESS NOTE: You can conveniently access the laundry facilities through the office section of the unit without requiring a key. Additionally, if you need to access the laundry from the exterior, you can use the emergency key set. For longer stays or if you anticipate needing keys, we can provide information on where to obtain them during your stay.
PARKING:
The driveway can accommodate a maximum of two vehicles.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

The Security camera is located outside specifically on the upper right side of the building’s entrance section and monitors both the entrance and the parking area. There are no cameras inside the property.

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.
**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.
**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
