BEDROOM The bedroom features a comfortable queen-sized bed with professionally laundered and pressed linen, a 32` TELEFUNKEN smart TV, and generous wardrobe space for your belongings.
BATHROOM The bathroom includes a shower and toilet. We provide towels, shampoo, conditioner, body wash, and toilet paper to get you started. For longer stays, guests may need to top up supplies depending on usage.
KITCHEN Feel free to make use of the fully equipped kitchen, complete with: • Fridge/freezer • Stovetop • Microwave • Oven • Dishwasher • Crockery and cutlery
A small selection of essentials such as milk, coffee, and tea is provided for your arrival. For longer stays, guests may wish to purchase additional items as needed.
LIVING AREA The living room offers a 55` Samsung smart TV for your entertainment. You’re welcome to log into your own Netflix, YouTube, or other streaming accounts during your stay.
LAUNDRY A washing machine and dryer are available, along with an iron and ironing board for your convenience.
OUTDOOR & SHARED AMENITIES - Your own private courtyard—perfect for relaxing outdoors - Access to the building’s gym is available for guest use. - The gym is located on Level 0 (basement). Entry is via the basement level, with the access door positioned near the waste room side of Building 30.
Please note that shared facilities are managed by building management and may occasionally be unavailable. We recommend checking any building notices upon arrival for the latest updates.
PARKING - One secure allocated car space - An additional 2 hours of free street parking is available directly in front of the building. - Paid street parking is available next to the building complex.
Check-in details will be sent two days before your arrival, with access codes provided four hours to keep your booking secure.
Only one guest key set is provided. Please take care not to lose the keys, as replacement costs apply. Lost keys, or keys left inside the apartment requiring assistance, will incur a minimum charge of $355.

**No Smoking | No Pets** This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.
**Leave It as You Found It** Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).
**Registered Guests Only** Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.
**No Parties or Events** This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.
**Families Welcome** Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.
**Bathroom Matters** We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
