This condo has it all - great location and all the amenities. Just a short walk to Peak 9 base area and downtown and all the restaurants, shops and bars that Breckenridge Main Street has to offer. Complex amenities include a heated outdoor pool with fantastic ski area views, 7 hot tubs, a fitness center and underground parking.

Condo features:

• 1 bedroom with king bed and ensuite bathroom featuring a separate bathtub and shower

Complex resort features for guests:

• Large outdoor area featuring a heated outdoor pool, 4 outdoor hot tubs, gas grills and views of Maggie Pond and the ski area.
• Fitness center for all of your workout needs, a steam room and 3 additional outdoor hot tubs.
• Complimentary ski and boot valet through Charter Sports, we also have a Charter Sports discount link for gear rentals!
• Movie theatre
• Multiple shops and restaurants
• Laundry facilities on each floor

PARKING:
• Heated underground parking for 1 car.
***PLEASE NOTE*** Starting May 1st, 2025, there will be a parking fee that will need to be paid on-site at a garage kiosk in order to park in the building. The fees will be the following:
May 1st - October 31st: $15/night
November 1st - April 30th: $25/night
• Additional or oversized vehicles that are unable to fit in the garage must park at either the Ice Rink (located just down the street) or Airport Road overnight pay lot. Visit BreckPark for more information.

Spring 2025 Complex Projects:
* Starting May 5th and lasting a couple weeks there is a project to for bridge repair in the complex, during which the pool and the 4 adjacent outdoor hot tubs will be closed. The 3 hot tubs outside the fitness center will remain open.
**Please note that May - mid June 2025, there will be a project to coat the concrete on inner Main Street Station plaza. This condo does not face the plaza, and is located on the opposite side of the building from the inner plaza, facing the Village. This project may be possible to hear with the windows open**

Main Street Station Location:

• Several restaurants are also located in Main Street Station as well as a ski shop, wine bar, and clothing stores. There is a public fire pit located next to Maggie pond that is a great place for relaxing.
• Main Street Station is located next to the Village which is situated at the base of Peak 9 and the Quicksilver Lift. *Ski in/out designation is based on Peak 9 being open and/or having adequate snow coverage. Peak 9 typically opens around Thanksgiving and closes in April. It is the guest's responsibility to be aware of mountain lift and terrain statuses.
• The complex is located on Main Street, at the corner of Park Ave and Main. There are several restaurants, bars, shops and cafes within a few minutes walk. Across the street you'll find the Breckenridge Brewery serving lunch and dinner or Broken Compass Brewery featuring lots of locally made draft beers.

Easy Check-Out:
We don't require chores upon your departure. This is your vacation! Our housekeepers will take care of everything. Loading and starting the dishwasher is helpful, but not required.

Discounts! We have pre arranged discounts for our guests that include 30% off ski and bike rentals, 10% off oxygen rentals and discounts on airport shuttles. Links are sent after your booking is confirmed.

ITEMS PROVIDED:

The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.

The bathroom is fully stocked with necessities as well as hairdryers and full size conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.

There is a Pack N Play travel crib located at this property. Please bring your own crib sheets.

PLEASE NOTE:

> There is no air conditioning (most places up here do not have it!).
> There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required to access the area during those months.
> This condo is located at an elevation of approximately 9,600ft. Please refer to the CDC website for more information on high altitude.
> While all facilities are scheduled to be open year round, they are managed by the HOA and unexpected closures may occur. We will try to communicate any known closures but cannot guarantee that all the amenities will be open at any given time.
> Please note that Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters. The minimum age to rent is 25.

Outstanding unit. Super clean, many amenities, close to everything! We really enjoyed the stay. Although there were quite a few outdoor hot tubs, access was a little difficult, and they were only so-so in comfort and heat. The jacuzzi bathtub was nice, as was the use of washer and dryer on our floor. Thanks for the detergent, softener sheets, dishwashing supplies, and coffee.

The property was excellent!! Very conveniently located next to the base and very easy for ski in and out. The condo had plenty of room and was exactly as advertised. Very clean and comfortable. Being next to the elevator was convenient also. We will be back!!
