Enjoy the ambiance of being in the mountain woods not far from the ski areas and Main St. This 3 bedroom/4.5 bathroom has 2500sqft and 3 levels is located in the Peak 7 neighborhood. Features an open floor plan, large kitchen, 2 gas fireplaces, 4.5 bathrooms, private hot tub, grill, two car garage, two decks, backyard. and private setting. Great for winter and summer. Heated floors. Easy access to free skier parking lot, to Keystone or Copper. Close to distillery/brewery.

The space:
This house is great for families and friends looking for a mountain feel while still being close to Breck amenities. The stone and wood finishes give the house a cozy feel while the 3-level floor plan offers space and privacy. All sleeping areas have a private bathroom.

Bedrooms:
• Master bedroom, located on the top floor with king bed, gas fireplace, TV, balcony and attached bathroom. Bathroom features a toilet closet, walk-in closet with ample clothing storage, shower, separate bath tub and dual vanities.
• Bedroom 2, located on the the top floor, features a queen bed.
• Main floor bedroom features a queen bed, TV, large walk-in closet and attached bathroom. Bathroom has a toilet closet, shower and dual vanities.

• Den with a chair, flatscreen smart TV and full bathroom

• Full Kitchen with everything needed to cook and serve a meal

Easiest access to the mountain:
- 5 minute drive to Airport Road free skier parking serviced by free shuttles to the base areas.
- Located on the north side of Breckenridge it also offers easy access to Copper or Keystone, without having to go through Breckenridge.

Other areas of interest:
• Broken Compass Brewery (dogs allowed), 5 minutes drive.
• The Breckenridge Distillery Restaurant, 5 minute drive
• Several hiking trails in the area.
• River Park and Playground, great for toddlers and older kids. 5 minute drive.

Parking Limit: 4 cars. The garage is a two car garage for guest use. Any additional cars will need to be parked outside.

Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.
• Hot tub towels are provided.

Other things to note:
» The minimum age to rent is 25.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time. We are not responsible for inadequately equipped vehicles that are unable to navigate the driveway or surrounding roads.
» Property mountain access details are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» This house is located at an elevation of approximately 10,000ft and is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» The private hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by.
» This property is a duplex.
» While we accept dogs, please be a respectful dog owner. It is expected that dog owners will clean up after their dogs. Fees may be incurred if extra cleaning is necessary. The only pets we allow are dogs and unfortunately cannot allow any other pets of any kind.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Events that exceed the maximum occupancy are not permitted.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.

Great Breckenridge Home for Families

This home has everything you need - well stocked kitchen and lots of spaces for family to be together and large bedrooms for privacy. Very clean. The bathrooms are very spacious. The closet space is amazing. Jesse was very responsive to all our questions before and during our stay. We would stay here again.

The house was nice, well stocked and in good enough condition. On the main page it says no sheets - which is incorrect there were sheets, but the manager did not respond to my text message asking for clarification before we arrived, in fact never answered at all. Furniture in living areas was a tad worn, and not in the best condition.

Family vacation

My wife and I like to rent a nice place for the family to meet at. This rental was ideal for us. Jesse the property manager was very helpful and responsive. All of our needs were met and everyone enjoyed their time in Breckenridge.
