ROSTHERNE HOUSE

Step back in time at Rostherne House a lovingly preserved late-1800s home nestled on seven private acres at the edge of Blackheath village. Passed down through the same family for over 120 years, this remarkable property is steeped in history, character, and nostalgia. Its not your average getaway its a soulful, old-world experience where simplicity reigns and the past is still very much alive.

The house comfortably sleeps up to six guests across three character-filled bedrooms. Much of Rostherne remains just as it was decades ago, with original features, antique furnishings, and shelves lined with old books, offering a true step into a bygone era. The rustic kitchen has been thoughtfully updated for functionality, while still retaining its old-fashioned charm even the vintage wood-burning stove is still in place. Adjacent to the kitchen, youll find a snug bedroom with a double bed and views over the front garden, perfect for curling up with a good book.

The cosy sitting and dining room invites you to unwind beside the slow-burning wood fire. After a day exploring the Blue Mountains, gather around the table for a home-cooked meal or relax with a film. At the rear of the house, a narrow hallway leads to two more homey bedrooms, each with a queen bed. One was once the family study, while the other welcomes morning light through its tall windows.

The family room, once the drawing room, is a relaxed gathering space with another wood fire, a ping pong table, board games, puzzles, and a chess set all with views onto the sprawling garden. Its a perfect place to slow down, reconnect, and enjoy simple pleasures.

The bathrooms are accessible via external doors. One has a minimal shower and a vintage bathtub, while another small washroom has a separate shower. The toilet is also located outside an authentic nod to the homes heritage, and something to be aware of before booking.

The bathroom and laundry amenities are located just to the right of the front entrance, adjoined to the main house and only a few metres away. The first room includes a full bathroom with a toilet, shower, bath, and basin. The second room contains an additional shower, the third is the laundry, and behind the laundry is a separate toilet.

Outside, the wide verandah wraps around half the house and offers an ideal spot to sip tea, watch the birds, or simply take in the peaceful bush views. For those feeling adventurous, wander through the overgrown garden paths and bushland you might just stumble upon the old tennis court hidden among the trees.

Rostherne is not a modern or luxurious stay. Its basic, rustic, and full of soul. Theres no dishwasher, no central heating, and the quirks of an older home are part of the charm. But for guests who appreciate history, solitude, and the romance of simpler times, Rostherne offers a truly special escape in the heart of the Blue Mountains.

The base tariff includes 4 people; extra guests incur an additional fee per person, per night.
Pet Fees are $20 per pet, per night, payable separately after booking.
Electric car charging is $20 per use, payable separately after booking.

PETS
Pets are charged at $20 per pet, per night, in addition to the reservation cost.
Notify us if bringing pets; a payment request will follow.
This property is not fully fenced, and pets must be supervised and under your care at all times.
Pets must not use furniture, beds, or linens.
Bring your pet's own bedding, bowls, and poo bags.
Clean up after pets and ensure they do not damage property or disturb neighbours.
A $60 charge will apply for any excrement left behind.
Fines apply for breaches of these terms.

ELECTRIC CAR CHARGING FEE
Please advise if you intend to use the house electricity to charge your electric car.
There is a fee of $20 per charge, which is charged separately.
Kindly inform us of the number of times you plan to charge your car during your stay.
⁠ There is no dedicated EV port at the property.
Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the propertys electricity supply.

CLEANING FEE
The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking.

FIREWOOD SEASON
There are two fireplaces.
No firewood is provided.
Firewood and supplies can be purchased locally from petrol stations.

TELEVISION
Please note that poor weather conditions may affect live free-to-air channels.
We cannot guarantee a consistent television signal.
There are no on-demand channels and streaming apps.

9PM OUTDOOR NOISE RESTRICTION CURFEW
For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas.
We appreciate your cooperation in maintaining a quiet environment during these hours.

IN-HOUSE GUESTS ONLY
This property is exclusively for registered guests.
It cannot be used for gatherings or events, and no additional visitors are allowed without permission.

NO PARTY OR NOISE DISRUPTION POLICY
We enforce a strict no-party and no-noise disruption policy.
As this is a quiet residential area, any breach will result in immediate eviction without a refund.

PAYMENT POLICY
Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
Balance Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments, including the bond.
Statement: Payments will appear as ACCOMMODATE BLUE MOUNT LENNOX HEAD on your bank statement.
Agreement: By making payments, you agree to our terms and conditions.
Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.

CANCELLATION POLICY
Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee.
Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
Event Cancellations: Accommodated is not responsible for the cancellation of events, functions, or activities, which are subject to our standard cancellation policy.
COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
