The space

Step into a newly built two bedroom, two bath condo in Avondale with hardwood and tile floors, quartz and granite counters, and a split layout that places the two bedrooms on opposite sides for privacy. The primary holds a king bed and is ensuite, and the second bedroom holds a queen, two real beds that sleep four. Each room has its own smart TV, and the living room has comfortable sofa seating.

The full kitchen is set for real cooking, with stainless steel appliances, a refrigerator, a range, a microwave, a dishwasher, a coffee station, and a full set of cookware and dishes, plus a large island with seating.

Both full bathrooms have a walk in tiled shower, a vanity, towels, a hair dryer, and starter toiletries. Because the building is newly built with its own lot, you also get a private parking spot, a real perk in a neighborhood this walkable, where street parking fills up fast.

Guest access

You have the entire two bedroom condo to yourself for your stay, both bedrooms, both bathrooms, the kitchen, and the living room. Free private parking is included in the building`s lot. You have self check in, and your full arrival instructions are sent before your stay. There are no shared interior spaces and no other guests in your unit.

The neighborhood

This condo sits in Avondale, one of Birmingham`s most loved neighborhoods for food, beer, and live music, and one of the most walkable in the city. Step out to a dense run of local favorites: wood fired pizza at Post Office Pies, barbecue at Saw`s Soul Kitchen, and a gastropub night at Avondale Common House, with craft beer at Avondale Brewing, TrimTab, Cahaba, and Ghost Train all close by. Catch a show at Saturn or an outdoor concert at Avondale Brewing, then spend the afternoon at Avondale Park.

You are also about five minutes from UAB and Children`s Hospital, a strong fit for traveling medical staff and business guests, and minutes from downtown. Sloss Furnaces National Historic Landmark is just up the road, with the Birmingham Museum of Art, Regions Field, and Railroad Park within about ten minutes, and the Birmingham Zoo and Botanical Gardens a short drive out. Birmingham Shuttlesworth International Airport is roughly ten minutes by car.

Getting around

Avondale is one of the more walkable parts of Birmingham, with the restaurant and brewery strip and Avondale Park a short walk from the door. Your private parking spot at the building makes driving easy when you want it, and rideshare through Uber and Lyft is quick to catch. UAB and the medical district are about five minutes away. Birmingham Shuttlesworth International Airport is roughly ten minutes by car.

Other things to note

A few details to know before booking. There are exterior security cameras on the property for safety, and there are no interior cameras. This is a residential neighborhood close to Avondale`s restaurants and nightlife, so you may hear some normal city sounds. Free private parking is included in the building`s own lot, with a spot reserved for your stay. Quiet hours run from 9 PM to 8 AM. This is not a pet friendly unit, no pets. This is a non smoking unit, parties and events are not allowed, and maximum occupancy is four guests.

Important details

Refundable Damage Deposit (Direct and VRBO Guests Only): A $250 refundable damage deposit is required and will be returned after your stay if no damage or rule violations occur. The hold release after check-out can take approximately 3-10 business days.

Rental Agreement: To ensure the safety and comfort of all our guests, we require a rental agreement to be completed prior to check-in. If this step is not completed, we reserve the right to cancel the reservation.
Local Guest Approval: Reservations for local guests require prior approval. Please contact us before booking and provide the reason for your stay. We reserve the right to cancel your reservation until it is approved.

Events/Parties: NO PARTIES or LARGE EVENTS of any sort are allowed. If you are caught having a party, you will be fined $500.

Noise Complaints: Noise must be kept to a minimum, especially between the quiet hours of 9 PM and 8 AM. A $150 fee will be charged if a noise complaint is received.

Security Cameras: Any tampering with the outdoor cameras will result in a $150 fee per camera/violation and immediate eviction without a refund.

Guest Contact: Refrain from contacting neighbors or the leasing office. Failure to comply will result in the immediate termination of your reservation.

Smoking: No smoking or vaping indoors or on the property. A $250 fine will apply for any violations.

Guests: Only registered guests are allowed on the property. Extra guests will incur a $35 fee each.

Minors: All guests under 18 must be supervised by a responsible adult at all times. This does include the use of any amenities.

No Pets Allowed: A $200 fine will be applied for any violations.

Late Checkouts: Unapproved late check-outs are charged $100 per hour past 10 AM.

Bathroom: Flush toilet paper only. Do not flush sanitary items, wet wipes, paper towels, or diapers.

Cleaning & Maintenance: $50 fee for makeup stains, blood, or throw-up found on bed sheets, comforters, or pillows.

Keys and Access Items: A $100 fee will apply for each misplaced key, key fob, electronic key card, clicker, or parking pass.

Parking Violations: You will have assigned parking arrangements outlined in your check-in instructions. All parking violations will result in towing at your expense and a $50 fee per violation.

Rental Agreement: To ensure the safety and comfort of all our guests, we require a rental agreement to be completed prior to check-in. If this step is not completed, we reserve the right to cancel the reservation.
