Location, Location, Location This cozy 2 bedroom 1.5 bath 1,100 sqft townhouse is ideal for skiers and snowboarders its only 100 steps to ski lift 2 at Summit Ski resort. This house comes fully equipped with everything you need in the kitchen and spacious living areas. The back deck is a great place to sit and sip coffee while the kids stay inside playing foosball. With a great wood burning fireplace it’s a great place to relax after a long day of being on the mountain.

Things to Know Before Your Stay

Please note the following important details prior to check-in:
• A parking pass is required to park on site. They only give us 2 a year so there is a $300 deposit required with booking fully refundable once you check out and we make sure the passes are left at the condo.
• valid government-issued ID is required before your arrival.
• Guests must be 25 years or older to book this property.
• If you are under 25, a $500 security deposit will be required prior to check-in. This deposit will be refunded after your stay, following a property inspection by our cleaning team. Refunds may take 14–30 days to process.

• Dish soap, 1 sponge, and 2 trash bags per bin
• Basic cooking supplies, dishes, and silverware
• Bathroom amenities: hand soap, shampoo, conditioner, body wash, 1 towel per guest, and 2–3 rolls of toilet paper per bathroom

If additional supplies are needed during your stay, it will be the guest’s responsibility to replenish them.


Guests have year round access to our rec room. Pool has seasonal closure dates.

CHECK-IN/CHECK-OUT:

Check-in time is 5pm, and check-out time is 10am. Please note that these times are strictly enforced, and that arriving before 5pm or checking out after 10am without prior approval is against our policies. You may contact us the morning of your arrival to see if an early check-in is possible. Please note that we open and inspect all our properties the day of your arrival to ensure the home is ready for arrival; however, early check-ins can dramatically affect our quality assurance program. Our openers/inspectors cannot perform their normal duties if you have already entered the property. Please call the day of your departure to see if a late check-out is possible (up to 12pm), we cannot approve any late check-outs prior to your check-out day. We will do our best to accommodate your request. Should you be granted a late checkout, please be sure to adhere to the agreed time. This is so our housekeeping service can prepare the home for the next guest, which may be just a few hours after you depart. If you’re not granted a late check out and you’re not out of the house there will be a $125 fee per hour you stay past the check out time.

No early check-ins/late check-outs are available during the winter peak season or holidays.


AMENITIES, REPAIRS AND MAINTENANCE:

Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, linens, blankets, pillows, etc. We also provide limited amounts of cleaning supplies, toilet paper, paper towels, a few trash bags, etc. Our home is equipped with basic kitchen utensils and appliances. Basic pots, pans, dishes, silverware are provided, and limited condiments are available. Due to the wildlife and nature setting, it is recommended that no food is left out, both inside and outside. This will reduce unwelcomed pests or wildlife.

We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment, or pools/spas. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions, a maintenance service professional will be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE WE WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. Modern Vacay will always look for alternative solutions to ensure and prioritize guest comfort.

PATIO/DECKS:

While we do our best to clean and rearrange the furniture located on the outside of the cabin/home, it is not part of our standard housekeeping services. We cannot be responsible for pine needles, leaves, twigs, or dirt/dust outside of the home. If you would like to use the furniture, you may need to wipe down prior to use.


DAY OF DEPARTURE:

Please wash all dirty dishes and place them in the sink to dry or rack (if provided). If the home is equipped with a dishwasher, please make sure you at least start the dishwashing cycle. Dirty dishes left behind will result in a $50 charge.

Please leave all used beds unmade so our cleaners know which ones need to be stripped. If the home is equipped with a laundry room, please leave all used towels and sheets in a pile next to the washer and dryer. If the home does not have a laundry room, please place towels/linens in a pile in the bathroom.

Remove the ashes from the fireplace and place in the metal can provided with the grill.

Please do not litter, including cigarette butts or pet waste in the yard. Remember, all cabins are non-smoking, or loss of security deposit will occur. If there is litter in the yard, there will be additional cleaning costs starting at $25.

There are trash bins in the parking lot for you to use.

Turn thermostat down to 55 F degrees and set to auto.

Check the home for forgotten personal items. If any items are left behind after checking out, Modern Vacay will have up to 30 days (about 4 and a half weeks) to return item(s). Any fees associated with this will be at the expense of the guest.

Turn off all lights.

Upon final home departure, all windows and doors must be closed and locked.


PARKING NOTES:

Please park in the parking lot. Per city ordinance, a max of (2) vehicles can park in the parking lot, please refer to Airbnb listing for property specific guidelines. W provide parking passes. The owner only gets 2 a year so to prevent them being misplaced we do charge a security deposit for the parking passes that are fully refundable after your stay. This is to ensure the next guest will have them. It’s $500 for the deposit.

SECURITY CAMERAS:

There are cameras that monitor the exterior of the cabin. They help us keep the cabin safe when no one is there. These do not monitor the interior of the cabin space.


NO PARTIES:

Our cabin is intended for guests looking for a relaxing getaway. Parties or events of any kind are prohibited and will not be tolerated. You will be charged $300 per person, per day/night for each unregistered guest. Please refer to the “GOOD NEIGHBOR POLICY” for more information.


ADDITIONAL RULES:

DO NOT MOVE ANY FURNITURE AS THIS CAN RESULT IN A FEE UP TO $500


CITY OCCUPANCY LIMITS:

This property is licensed to accommodate a maximum number of people listed on Airbnb listing, for any given time during your stay. Please do not exceed the designated number of people. This is set by the city and is non-negotiable; renters found to be in violation of these clearly posted allowances will be subject to immediate eviction and forfeiture of all rental fees, charges, and deposits by the city. If you exceed the occupancy allowed, too many cars parked or receive complaints regarding noise level; you will be allowed one opportunity to correct these problems. If these issues are not rectified immediately, you will be evicted from the cabin and there will be no refund. If we receive a noise complaint, from too many people or cars, we will have to send a representative to the cabin, and you WILL BE CHARGED A $300 FEE.


GOOD NEIGHBOR POLICY:

Per the city of Big Bear Lake, a good neighbor policy must be signed. We require you to sign the form within 24hrs of booking. This agreement must be signed for all guests of Big Bear as well. You agree to abide by all rules and regulations set forth by local ordinances, which includes a "Good Neighbor Policy" with the following language:

- Do not exceed the occupancy limit

- Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED.

- No parking in the street or yard.

- Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.

- No amplified music 24/7 or past quite hrs.

- Amplified music is not permitted to be heard beyond the property line 24/7 or past quite hrs. Close the windows to avoid music carrying beyond the property line.

- Head inside at 10pm

- Noisy outdoor actives and spa use are prohibited from 10pm - 7am

- Take your furry friend inside with you so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly!

- CITY OF BIG BEAR LAKE ONLY: Take trash to dumpster location: 41970 Garstin Drive & 39690 Big Bear Blvd. Any trash left behind will be cause for a $25 per bag fee.

- Fines: The minimum fine for violating the rules stated above is $500 per violation. A second offense is $1,000 per violation.

- Eviction: Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.

You are advised to keep in mind that vacation rental properties are in quiet, private neighborhoods. Please respect our neighbors. Guests will not be given any refunds for issues related to noise ordinance violations. Quiet hours are strictly enforced.

Upon any infraction of rules, the owner may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposit.


PROPERTY:

Our home is privately owned, and we complete necessary repairs as soon as possible. However, things like; carpet cleaning, yard work, pest control and cosmetic repairs are commonly scheduled during the off season, allowing more time to complete work before next guest checks-in. If there is anything we should be aware of, or if you have a concern for safety, please contact us immediately.

Vacation rental properties endure heavier traffic and more abuse than an average home. While we do everything in our power to provide a clean and comfortable space for your vacation, we are also limited in some ways, and cannot promise absolute perfection. We welcome and appreciate any feedback provided and will always try to make it right however possible, within reason.

The property will be subject to inspection upon reasonable notice to guests, which includes knocking on the door or ringing the doorbell before entry if noise complaints are issued. The guest understands that this may occur anytime during the guest's stay if there is noise or reasonable suspicion of a party or any other violation of the house, neighborhood rules or city ordinance.


DAMAGES:

If any damage is found to the home upon your arrival, it must be reported to our office. If you fail to do so you will be responsible for the cost of the damage. All items/belongings in house MUST BE LEFT IN SAME CONDITION AS UPON GUESTS ARRIVAL TO RENTAL HOME. An inventory list of each rental home is checked prior to each guest arrival to ensure the condition of all belongings. After each guest departure, the same list is reviewed to check for any missing or damaged items. Any missing or damaged items will be replaced at a reasonable value for item at a charge to the credit card holder named on this contract.


COPYRIGHT INFRINGEMENT:

Renters are 100% responsible for any fees or penalties related to downloading music, movies, pay per view, etc. to the home during their stay. Each renter is responsible for their guests. This also includes any fees related to copyright violations.


PET FEE (When applicable):

We are a pet friendly property. FOR DOGS ONLY. A $100 non-refundable fee per dog is required. There is a maximum of 2 dogs allowed in the home. Any unauthorized pets will result in a $250 fine per pet for their stay. If not paid it will result in eviction which is another fine. Guest pets must be treated for fleas and ticks prior to arrival. Guests must pick up pet waste and tightly tie the remnants in a plastic bag. Pets are not allowed on beds and furniture. The violation of any terms of this pet policy subjects the guest to additional fines or termination of the rental period. It is the guest’s responsibility to pick up after their pets both inside and outside of the home. A charge of $50.00 fee will be charged if not cleaned.


CLEANING FEE:

A list of cleaning guidelines has been provided under “DAY OF DEPARTURE”. Failure to follow these guidelines will result in additional charges, subject to Modern Vacay discretion. Examples include, but are not limited to, carpet cleaning fees, trash removal, heavily soiled linens/towels, etc.


SMOKING PROHIBITED:

Smoking is NOT allowed inside or outside of the home. Smoking is not allowed outside by any open window/door. Smoking on the property will result in a $500 cleaning fee. As people are allergic to smoke and can’t be easily removed


FILMING/PHOTOGRAPHY PROHIBITED:

Any filming and/or photography to be used for commercial use is prohibited unless all the proper authorizations and permits are obtained. The homeowner must be notified of intent and copies of signed permits must be provided prior to check-in. Additional security deposit may be required.


NATIVE WILDLIFE:

Native wildlife such as mice, squirrels, chipmunks, bears, coyotes, insects etc. are native to Big Bear and although we do our best to keep the property free from these types of visitors - we cannot guarantee you will not come across them during your stay. Should you come across them during your stay we will do our best to resolve the issue - however we do not refund if you encounter this type of wildlife during your stay.



BARBECUES (BBQ):

Please note, that we do not supply propane. We recommend checking the tank upon your arrival as guests don’t always use a full tank during their stay. If the tank is empty, there are quite a few places in Big Bear that will refill the empty tank. Before using, check to make sure grill doesn’t need to be cleaned. Utensils to clean can be found in the home’s kitchen. We suggest cleaning immediately after use while grill is still hot. Grills should only be used outdoors. The grill should be placed well away from the home, deck railings and out from under eaves and overhanging branches. Keep children and pets at least three feet away from the grill area. Never leave your grill unattended. Always make sure your gas grill lid is open before lighting it. If you smell gas while cooking, immediately get away from the grill and call the fire department. Do not move the grill. If the flame goes out on a gas grill, turn the grill and gas off and wait at least 15 minutes before re-lighting it. Never place hot ashes on the ground, in the snow, or anywhere besides the metal ash can provided at your cabin. If the metal ash can is missing, please contact us. Any improper disposal of ashes will result in forfeiture of security deposit.


INTERNET:

You agree that you will not give out wireless internet password outside of your rental party; reset, erase, or modify the router password; transmit any material that is unlawful; transmit any material that infringes copyright or other excessively high-volume data transfers. Internet use will terminate immediately if you fail to comply with any of its terms or conditions. No warranty is provided for internet use. Internet use and related equipment are provided "as is" without warranty or guarantee of any kind. In no event shall the owner be liable for its use. By electing to use WiFi, you assume all risk and hold us harmless in the event of any damage you may suffer due to security breaches.


CITY CODE TRASH/ASH DISPOSAL:

Please follow trash removal guidelines for your location listed under "DAY OF DEPARTURE” as well as “GOOD NEIGHBOR POLICY”.


WINTER WEATHER:

You are required to carry tire chains in your vehicle when traveling in mountain communities in the state of California from November through April. We are not able to help if your car becomes stuck for liability reasons. Snow removal will be provided, and we will do our best to get the driveway plowed ASAP. The severity of snow fall may delay the arrival of the service. Winter snow may reduce parking by 1 or more spaces depending on your location. Plan appropriately. Decks and BBQ may be unavailable for use depending on how much snow any given storm produces. Shoveling may be required to gain access to the cabin. A snow shovel will be provided at the home, if you are unable to locate it, please contact us so we may deliver one. Tenants understand that homeowner and employees (collectively, the "Released Parties") are NOT responsible for any injury caused by slipping on snow or ice and that the tenants are responsible for removal of snow and ice around the doorways and paths to house and car; that the Released Parties are not responsible for any personal injury or loss or damage to the tenants' persons or property or to their guests and that the tenants assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure to heat, accidents related to fire, heaters, stoves, or hot tubs, tenants' failure to remove snow and ice around access areas; for any unforeseeable circumstances. Under no circumstances will the tenants or their guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. No refunds will be made for circumstances beyond our control,
