Our property is expertly managed by Rather Be Properties, and we’re committed to making your stay enjoyable and seamless. Our team is available daily from 9 AM to 9 PM to assist with any questions or requests. You can easily reach us through the Vrbo app, by phone, or email. For any urgent issues after hours, we also offer a 24-hour emergency line, ensuring support at any time during your stay.

Pet-Friendly (One Dog Only):
We welcome one dog (up to 60 lbs) with a $100 pet fee per stay, which helps cover additional cleaning. Any waste beyond normal shedding (including urine or feces) will result in an additional $200 cleaning fee. Guests are responsible for cleaning up after their pet, and dogs may not be left unattended in the home, as barking can disturb neighbors. Please let us know in advance if you’ll be traveling with a dog. The backyard, quiet street, and nearby trails make this a great choice for a pet-friendly getaway.

- No A/C — Big Bear’s cool mountain air, along with provided fans, keeps the home comfortable
- Starter firewood is provided; please bring extra for longer stays

House Rules
• Primary renter must be 18+, sign a rental agreement, and provide valid photo ID. The registered guest must remain on-site for the entire stay. Subleasing is prohibited.
• Maximum occupancy is 5 overnight guests, per city regulations. Exceeding this limit may result in fines or eviction.
• No parties or events. Loud music, rambunctious gatherings, or excessive cars disturbing neighbors are strictly prohibited.
• No sticking tape on walls or pictures, and no confetti is allowed.
• Quiet hours are from 10 PM to 10 AM. Excessive noise or disturbances may result in immediate eviction without refund.
• Smoking or vaping is not allowed indoors, including cigarettes, marijuana, or e-cigarettes. Any cleaning or damage costs will be charged to the primary guest.
• Please clean up after your pets and be mindful of barking to avoid neighbor complaints. Max 1 dog
• Park in driveway, no street parking is permitted. Max 3 vehicles. Avoid blocking neighbors’ homes or driveways.
• Firepit, BBQ, and fireplace must be operated by responsible adults only.
• No firearms, fireworks, or hazardous materials allowed on the property.
• Follow all local, county, and state laws and short-term rental regulations, including all rules on the City`s `Good Neighbor Brochure`, provided prior to checkin. Noncompliance may result in eviction by city without refund.
• Late checkout may result in a fee of up to $200 unless approved in advance.
• Fines may apply for violations of house rules or city ordinances, including Code Enforcement penalties.
