Welcome to the Locke Mountain Chalet, a brand-new (2025) luxury mountain retreat located just 5 minutes from Sunday River’s South Ridge Base Lodge. This modern 5-bedroom, 3.5-bath custom home was designed for groups, families, and year-round adventurers, offering space for up to 16 guests and all the comforts you expect from a high-end stay. Enjoy vaulted ceilings, a cozy gas fireplace, a chef’s kitchen, and wooded privacy on a peaceful 4 acre lot it`s a private mountainside paradise.
SPACE: Step inside to a bright, open-concept great room with floor-to-ceiling windows, forest views, and a comfortable sectional perfect for gathering after a day on the mountain. The main living area includes a gas fireplace, dedicated dining space, and a well-appointed mudroom built for ski and gear storage.
The fully stocked chef’s kitchen features quartz countertops, stainless appliances, island seating, and all cookware needed for group meals.

Bedroom 5 (Bunk Room): Multiple full/twin configurations, sleeps 4–6
ACCESS: Guests have full access to the entire home, including all living spaces, bedrooms, bathrooms, kitchen, laundry, mudroom, deck, yard, firepit, and parking areas. The property is exclusively yours during your stay.

NEIGHBORHOOD: The Locke Summit Estates at Picnic Rock Road is one of the most desirable locations near Sunday River—peaceful, wooded, and scenic, yet just minutes from everything. You’re 5 minutes to South Ridge Base Lodge, 7 minutes to Bethel Village, and close to restaurants, shops, ski rentals, and popular après spots. Completely private with panoramic view. In summer and fall, enjoy nearby hiking trails, swimming holes, kayaking, mountain biking, and Grafton Notch State Park.
It’s the perfect blend of quiet retreat and unbeatable proximity to recreation and amenities.
TRANSIT: A car is required in this area. The home offers ample on-site parking for multiple vehicles, including space for trucks with ski racks or trailers. Roads are well-maintained year-round, and Sunday River Road offers fast, direct access to the mountain.
In winter, we recommend AWD/4WD vehicles due to mountain conditions.

We’re excited to host you and hope you enjoy a relaxing stay in Bethel. Picnic Rock Chalet is a quiet mountain retreat, and we’ve prepared the home to be comfortable, clean, and easy to enjoy from the moment you arrive.
Check-In
Check-in begins at 4:00 PM unless otherwise arranged.
Take the turn into the Locke Summit neighborhood and head up the switch backs until you see a small sign that says `40.`
Your door code is 2399, which will activate at check-in time. This is the primary entrance for the home and closest to the driveway. Please be sure the door fully locks behind you when entering or exiting.

The home utilizes both thermostats and heat pumps. Please utilize whatever helps you feel most comfortable!

For fire, police, or medical emergencies, please call 911.
Fireplace Use
The gas fireplace is provided for ambiance. Please turn it off when not actively in use and do not leave it on overnight or while the home is vacant. Nothing should be placed in front of the fireplace, and it should not be used to dry clothing or gear.
If you smell gas, do not attempt to use the fireplace—leave the area and contact management immediately. If the odor is strong, call 911.
Hot Tub Use
Please shower before entering the hot tub and use caution when entering and exiting. Jumping, diving, glass, soaps, and oils are not permitted. Children must be supervised at all times.
Do not use the hot tub if the water temperature exceeds 104°F, and limit soaking to 15 minutes at a time. Replace the cover after each use and turn off high-power jets when finished.
Check-Out
Check-out time is 10:00 AM. There’s no need to make the beds. Please leave used linens and towels in the bedrooms, start the dishwasher, bag all trash and place it in the outdoor bins, and double-check for personal items.
