Unwind on the balcony, soaking in the promenade and partial ocean view, and when you're ready to explore, a short stroll takes you directly to the Bethany Beach Boardwalk.

PARKING: 1 parking pass comes with the purchase of the recreation badges. We have 1 assigned space on site, 207B, located to the left of the guard gate. Additional vehicles can use guest parking or overflow parking. Guest parking is to the right of the guard gate, overflow is across the street.

SEA COLONY EAST: Guest passes and parking passes must be purchased upon arrival from the Marketplace Gift Shop located at 33548 Market Place, Bethany Beach, DE. Guest passes provide access to seasonal outdoor swimming & kiddie pools with sundeck, fitness center with weight room, locker room with showers, hot tub, sauna & indoor pool, tennis, pickleball & basketball courts, playground, 0.5 miles of private beach, fitness classes (w/ fee, paid on-site), activities for all ages, additional beach chair/umbrella rentals available (w/ fee, paid on-site), convenience store, deli, poolside snack bar (summer season only)

Mandatory Sea Colony Guest Pass Fee

Sea Colony Recreational Association charges a mandatory guest pass fee for all guests ages 4 and older. There is no opt-out of this fee. The full weekly fee applies regardless of the length of your stay, including one-night stays, and cannot be prorated.

These fees are established, collected and retained entirely by Sea Colony to support community amenities and security. Property owners do not collect or receive any portion of these fees.

Guest passes must be purchased and picked up in person from Sea Colony, which is why they are not included in your VRBO booking charges. Each guest age 4 and older will receive a badge, which must be worn at all times while on Sea Colony property and when using community amenities.

The guest pass fee also includes one assigned parking pass for the unit. The parking pass must be displayed on your vehicle’s dashboard while parked on Sea Colony property.

One parking permit is issued with the purchase of guest passes. Our parking space is to the left of the guard gate, 207B. During the off-season (October-April), guests are permitted to park in any available spot.

You are required to check in at the Marketplace Office, located at the following address: 33546 Marketplace Bethany Beach, DE 19930. Hours of Operation: 9:00am - 5:00pm (Hours will vary seasonally).

Directions to Office: From the North: Route 1 south, right onto West Way, right at the stop sign. From the South: Route 1 north, left onto West Way, right at the stop sign. The Marketplace Office is located in the Marketplace Shopping Center, across from the Sea Colony high rise buildings. If you arrive after hours, you can go to the the office in the morning.

In the event that an item is lost/not returned upon check-out (i.e. key, fob, etc.), a charge will be applied to your reservation to cover the replacement cost.

Please note that linens, bath towels, soap and shampoo are not provided for all bookings in 2026. The beds will have pillows and blankets. Bookings in 2027 will include linens, bath towels, soap and shampoo. All guests should plan to bring their own pool and beach towels. Sea Colony offers beach chair and umbrella rentals for an additional fee. Complimentary chairs, tables and loungers are available at the pools but are for pool and pool-deck use only.
