Tucked into the pines of Caldera Springs, a gated community of lakes, streams, and quiet trails just south of Sunriver, Grand Fir is the kind of place groups keep coming back to. Floor-to-ceiling windows pull the forest into the great room, and guests consistently say the home looks even better in person than in photos.

The kitchen earns its own fan club. Reviewers call out the high-end appliances, quality cookware, and a pantry stocked well beyond the basics, plus three ways to make your morning coffee: espresso machine, drip, or pour over. Four bedrooms, seven beds, and four and a half baths give 12 guests real room to settle in. The primary sits just steps from the hot tub. Kids claim the upstairs loft. And the private attached suite, with its own entrance, living space, and kitchenette with induction cooktop, is a favorite for grandparents or any couple who wants their own quiet corner. Outside, soak in the hot tub under the pines, gather at the fire pit, grill dinner on the BBQ, or start a cornhole tournament in the fresh mountain air. The neighborhood stays peaceful, and walking trails begin practically at the driveway.

Your stay includes access to Caldera Springs' seasonal Quarry Pool, an infinity-edge pool complex overlooking Obsidian Lake, a short bike ride or stroll from the house. The community threads together 9 miles of walking and biking paths, lakes and streams for casting a line, and kayak and paddleboard rentals at The Outpost. Dinner at the Lake House, with its Mt. Bachelor views, makes an easy night out.

The Village at Sunriver is less than 10 minutes away for groceries, bike rentals, mini golf, and shops. Mt. Bachelor's slopes are about 30 minutes out, and the Old Mill District and downtown Bend, with their riverside restaurants and breweries, are roughly 25 minutes north.

- Guests do not have access to the Forest House as this is an owners-only amenity.
- Guests have access to all of the exceptional Caldera Springs Owners' Association-owned amenities that our community has to offer (except the Forest House), including use of the Quarry Pool and Fitness Center, Discovery Park, Ponderosa Park, Sable Rock Park, lakes, fishing, paved and barked pathways, tennis/pickleball courts, and basketball court.
- Please note that we do not provide SHARC passes.
- Bedroom 4 features a sleeper sofa for additional sleeping arrangements.
- Please note that there is currently construction occurring in the neighborhood. We apologize for any inconvenience this may cause.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- This home is not equipped with bikes for adults or children, and guests will need to rent them through a local rental shop.
- Please note that the golf cart located on the property is for owner use only and is not available for guest use.

Please note that the State of Oregon requires everyone over the age of 12 to wear face masks in indoor public spaces, including any communal facilities belonging to the Home Owner's Association that may be located near your home. We ask that you abide by these rules.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
