Beyond your back deck, you’ll find everything you need within easy walking distance to make the most of your stay. Swim in the patrolled surf or explore the sheltered rock pool, let little ones burn off energy at the playground, browse boutique shops or unwind over coffee or a meal at one of the many cafés and a la carte restaurants overlooking the beach. For a touch of nostalgia, catch a film at the award-winning Avoca Beach Picture Theatre, hire a kayak or paddle boat on Avoca Lake or spend a laid-back afternoon playing barefoot bowls or tennis - all just moments away.

Upon entry, this bright and airy apartment features an open-plan main living area with a modern kitchen, a flexible dining area and comfortable sitting zone that opens out to a generous back deck with direct access to the sand. Two light-filled bedrooms with ceiling fans provide restful spaces, complemented by a fully equipped bathroom, combined laundry and separate WC.

The fully equipped kitchen comes with modern appliances and everything you need to whip up easy holiday meals, from a hearty breakfast before a swim to fresh local seafood for a relaxed dinner. Bi-fold doors open wide to welcome the ocean breeze, seamlessly connecting the kitchen and living area to the generous alfresco deck - an ideal spot for morning coffee or sunset drinks with friends and family.
A sleek sideboard leads to an extendable dining table that comfortably seats up to five, creating a cosy place for shared meals, card games or puzzles when the weather calls for a quiet night in. It’s also a convenient work spot for anyone who needs to stay connected or catch up on commitments during their stay.

A large sun umbrella offers extra shade when you want to linger outside on warm, sunny days, while twinkling festoon lights create a cosy, inviting glow for evenings spent sharing stories and laughter under the stars.

Parking
Off-street parking is available on the driveway for one vehicle. The garage can accommodate a smaller car or be used as handy storage for beach gear, bikes or scooters you might bring along.

We’re sorry, but this property cannot accommodate pets of any breed, size, or age, without exceptions, as we strive to maintain the highest standards of comfort and cleanliness for all our guests.

Special Property Information
Please note: There is an active construction site on a neighbouring property, so some daytime noise may be audible during standard working hours. Pricing has been adjusted accordingly, and we are unable to offer additional compensation for construction-related noise.

We are delighted to offer complimentary Wi-Fi for your convenience during your stay. You'll receive the password and all necessary access details upon check-in. While we strive to ensure a reliable service, please understand that we cannot guarantee 100% uptime for the Wi-Fi, and no compensation will be provided for any disruptions. If a stable internet connection is crucial for you, we recommend having a backup plan. Thank you for your understanding.

Booking excerpt as per Rental Agreement/Terms & Conditions

Our home is designed to host groups aged 25 and above as well as family retreats and can accommodate up to 4 guests including visitors and prior approval required for extra guests. If you are unsure whether your group is suitable for our home, please reach out prior to booking. Kindly note that the account holder must occupy the premises throughout the reservation.

Guests will be asked to complete a guest registration form, sign a rental agreement, and be able to provide government IDs of all adults – please answer all questions truthfully to help us tailor your reservation. Any misrepresentation may lead to immediate cancellation or eviction.

We require that guests adhere to the mandatory NSW Code of Conduct for the Short-Term Rental Accommodation Industry. Parties, hens, bucks, or other celebration gatherings are not permitted and due to new restrictions, noise complaints can result in a $500 on the spot fine. Please respect our neighbours and be mindful of noise levels throughout your stay. Noise and security monitoring devices installed within legal guidelines, including one security camera overlooking the public beach access.

Our home is self-catering, offering starter supplies usually sufficient for a weekend stay. While firewood, travel cots, and highchairs are not provided, you can book these and other additional services through our guest portal after completing registration.

Please leave our home neat & tidy to avoid extra cleaning charges. Our cleaning fees increase by 1.5x for Sunday check-ins and 2.5x for public holidays. For bookings of two weeks, the cleaning fee doubles, and stays longer than two weeks require mandatory fortnightly cleaning, billed to the guest, with optional linen changes available to book.

A security deposit of $500 will be withheld for your stay two days before your arrival and released after departure, pending the home inspection.
