Casa Bonita is a spacious three-bedroom Albuquerque retreat near Petroglyph National Monument. The home sleeps up to 8 guests and features a seasonal heated pool, year-round hot tub, two living areas, mountain-view balcony, fire pit, full kitchen, Smart TVs, high-speed Wi-Fi, Pack 'n Play, and generous onsite parking.
The Space:
Casa Bonita is a two-level home designed for families, groups, and relaxing stays on Albuquerque's West Side. The large backyard includes a resort-style pool, year-round hot tub, patio seating, loungers, grill, and fire pit.
MAIN LIVING ROOM
The main living room includes an oversized sectional, 72-inch Smart TV, and central air conditioning.
DINING AREA
The dining table seats 6, with 4 additional stools at the kitchen counter.
KITCHEN
The gourmet kitchen includes stone countertops, a full-size oven, gas cooktop, refrigerator and freezer with filtered water and ice maker, microwave, Keurig coffee maker, slow cooker, waffle iron, rice cooker, toaster, blender, cookware, serving dishes, utensils, spices, plates, glasses, and dining essentials. A breakfast nook seats 4.
UPSTAIRS LIVING AREA
The upstairs loft includes a queen sleeper sofa, 50-inch Smart TV, fireplace, work desk, games, puzzles, and a balcony with views of the Sandia Mountains, backyard, and Albuquerque city lights.
PRIMARY BEDROOM
King bed, 60-inch Smart TV, and two closets. The en suite bathroom includes a double vanity, separate bathtub, walk-in shower, towels, hair dryer, soap, shampoo, and conditioner.
SECOND BEDROOM, DOWNSTAIRS
Queen bed and built-in closet.
THIRD BEDROOM, DOWNSTAIRS
King bed and storage space.
BATHROOMS AND LAUNDRY
A guest bathroom near the downstairs bedrooms includes a tub and shower combination. An additional half bathroom is located near the laundry room.
The laundry room includes a full-size washer and dryer, iron, ironing board, steamer, vacuum, broom, and mop.
Smart TVs provide access to streaming applications when available. Guests must use their own accounts and log out before departure.
Guest Access:
Guests may access the home, backyard, pool area when open, hot tub, patio, grill, fire pit, driveway, and other designated guest spaces.
The garage and pool equipment area is not available to guests. Locked or marked storage areas are reserved for owner and cleaning supplies.
A maximum of 2 approved dogs, each weighing 40 pounds or less, is permitted. The pet fee is $250 per dog. Cats and other animal types are not allowed, except as required by applicable law.
POOL AND HOT TUB
The pool is open seasonally from March 1 through October 20, weather permitting. Pool heating is available for $100 per week. During this season, hot-tub heating is included.
From October 21 through February 28, the pool is closed. The hot tub remains available for a $100-per-week heating fee.
The Neighborhood:
Casa Bonita is in a quiet West Albuquerque neighborhood near Petroglyph National Monument, hiking trails, grocery stores, restaurants, breweries, shopping, and parks.
Nearby destinations include Balloon Fiesta Park, Sandia Peak Tramway, Sandia Casino, Old Town, the Rio Grande Bosque, ABQ BioPark, and West Side shopping and dining.
Getting Around:
A vehicle is recommended. Uber and Lyft may also be available. Onsite parking is provided in the driveway, but the garage is not available to guests.

BOOKING REQUIREMENTS
The Irvie Homes Terms and Conditions agreement and guest verification must be completed within 24 hours after reservation confirmation or before check-in, whichever occurs first.
The primary guest must be at least 25 years old, reside more than 50 miles from the property unless approved in writing, and provide a government-issued photo ID when requested.
ACCIDENTAL DAMAGE PROTECTION
Each stay includes up to $3,000 in accidental damage protection, subject to program terms and claim approval.
Covered items may include accidental damage to furniture, fixtures, and appliances.
Coverage does not include smoking damage, intentional damage, pet damage, landscaping damage, house-rule violations, losses above the limit, gross negligence, criminal acts, motor vehicles, aircraft, watercraft, guest belongings, credit cards, money, firearms, precious metals, business property, or electronic data.
Guests remain responsible for damage that is excluded, denied, or exceeds the protection limit.
POOL AND HOT-TUB FEES
From March 1 through October 20, the pool is open when weather and operating conditions allow. Pool heating costs $100 per week, and hot-tub heating is included during this period.
From October 21 through February 28, the pool is closed. The hot tub remains available year-round, with a $100-per-week heating fee during the winter season.
Pool temperature, heating performance, opening dates, and availability depend on weather, outdoor conditions, maintenance, and equipment operation and cannot be guaranteed.
PETS
A maximum of 2 approved dogs, each weighing 40 pounds or less, is permitted. The fee is $250 per dog. Dogs must be disclosed and approved before check-in. Cats and other animals are not permitted, except as required by applicable law.
PARKING AND SAFETY EQUIPMENT
Parking is available in the driveway. The garage is not accessible to guests.
The home includes a Pack 'n Play, first-aid kit, fire extinguisher, smoke detectors, and carbon monoxide detector.
HOUSE RULES
Maximum occupancy is 8 guests.
Quiet hours are 9:00 p.m. to 8:00 a.m.
No smoking, vaping, cannabis use, illegal drugs, or unlawful activity anywhere on the property.
Smoking inside may result in a $250 additional cleaning charge.
No parties, events, or unauthorized gatherings.
No fireworks.
Do not move furniture or appliances.
Lock all doors and windows whenever leaving the home.
Report damage, leaks, safety concerns, or equipment problems immediately.
Reservations longer than 30 days may require a security deposit, background screening, credit review, and recurring cleaning service.
Lost or unreturned keys may result in a $100 replacement fee.
Guests must follow occupancy limits, pool rules, parking requirements, and all posted instructions.
Police involvement, serious disturbances, or material rule violations may result in termination without refund, subject to the booking terms and applicable law.
POOL AND HOT-TUB RULES
Use the pool and hot tub at your own risk. No lifeguard is provided.
Children must be directly supervised by an adult at all times.
No diving, running, rough play, or unsafe behavior.
No glass, food, drinks, alcohol, tobacco, cannabis, illegal drugs, pets, bubbles, silly string, or confetti in or around the water.
Do not add chemicals, soaps, oils, or foreign substances.
Keep the water level approximately halfway up the skimmer and contact the host if it appears low.
Keep hot-tub jets open during and after use as instructed.
Contamination or misuse requiring draining, cleaning, chemical correction, repair, or service may result in additional charges.
Follow all posted pool and hot-tub instructions.
FIREPLACE AND FIRE-PIT SAFETY
Use fireplaces and the fire pit only as intended. Never leave flames unattended. Keep children away from fire and hot surfaces. Do not use during high winds or local fire restrictions. Extinguish fires completely after use.
SECURITY DEVICES
For safety and property protection, the home has a Ring doorbell and exterior Arlo cameras monitoring the front and rear outdoor areas. A NoiseAware device or similar noise-monitoring system may also be present.
There are no cameras inside the home. Noise-monitoring devices do not record conversations.
ASSUMPTION OF RISK
The pool, hot tub, fire pit, fireplaces, balcony, stairs, sleeper sofa, patio, and other recreational amenities involve ordinary risks. Guests must use them responsibly, follow instructions, exercise reasonable care, and supervise everyone in their party, especially children.
