The Space:

This ground-floor condo in Santamar by Tao puts you steps from the Caribbean with direct ocean views from your private patio. You'll wake up to turquoise waters and sunrise views without needing to leave your unit—perfect for morning coffee or evening cocktails.



WHAT MAKES THIS PLACE SPECIAL

Your stay includes access to 5 rooftop infinity pools (one atop each tower) plus 2 ground-level pools right behind the building. The private Santamar Beach Club features 2 additional pools, bathroom facilities, and exclusive beach access where you can lounge on sand away from public crowds.



Akumal Bay is a 5-minute drive: world-renowned for swimming alongside wild sea turtles in crystal-clear waters. You're also close to the Tulum Country Club golf courses, and local restaurants serving fresh catch of the day.

Guest Access:

Santamar is tucked away in a beautiful jungle setting, accessible only via an unpaved road, so a car is necessary to navigate the road since the property is not accessible by foot. You’ll have full, exclusive access to the condo and shared access to the complex amenities.



The Neighborhood:

Akumal is truly a natural wonder. In Mayan, Akumal means “The Place of Turtles,” and it lives up to its name as it’s one the top nesting spots in the Mexican Caribbean, and it hosts a marine research center dedicated to protecting sea turtles. There are also many things to see and do around Akumal, like water activities like snorkeling, scuba, paddle boarding, kite surfing, and boating. Plus, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural freshwater sinkholes), and much more.



- Nearby vital amenities like small convenience stores all within a short drive to Akumal town. The larger grocery store Chedraui is located on the highway in Puerto Aventuras, about 22 km | 14 miles from the property.

- Swim with sea turtles at Akumal Bay (3.2 km|2 mi), visit the Wellness Center or lounge, and eat at La Buena Vida!

- 25 miles to Playa del Carmen & 16 miles to Tulum, fabulous towns with shopping and a large variety of dining options.

- Kay Beach Club is less than a 10-minute drive.

- Beached Bikini Bar is only a 15-minute walk south on the beach.

- Tulum Country Club PGA golf course is located across the street from Santamar entrance road.



Getting Around:

Santamar by Tao, is a 93.9 km or 58.4 miles, one hour and 12-minute drive from the Cancun International Airport (CUN). The development is situated on the beachside of the highway in Akumal and is only accessible by vehicle.

Other Things to Note:

Electricity is expensive here, so please help save energy by using the AC only when needed, closing all windows and doors when it's on, and shutting it off every time you leave. A daily allowance of 20Kw/Day of electricity is included for short-term rentals (2-27 nights). Additional consumption will be charged at 3.85 mxn/kw. Electricity is not included for bookings of 28 nights or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check-out for any additional consumption.



Please note: There is a 5-minute gravel roadway to get into the development, so having a car is necessary. There is free parking at the complex.



Please note that there is a mandatory cleaning service every from 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.



There’s an extra charge for additional guests/visitors over the capacity of the property.



A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.



Please also note that the property uses surveillance cameras on the premises. These cameras are strictly for security reasons only.



Camera 1: outside the unit, pointing at the unit door (camera is in the corridor).

Camera 2: in the terrace, pointing at the balcony indoors and outdoors.



Lastly, long-term stays are available. There’s also a laptop-friendly space inside. Great for the remote worker!



Guests will be requested to sign a Rental Agreement upon booking confirmation.



Santamar is a brand new development and there are still work being done in several units, so potential construction noise may happen



HOUSE RULES

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.

- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters may be required to provide a government ID on the day of checking in or during their stay.

- Please avoid moving furniture.

- Pets are not allowed.



Interaction with Guests:

The place is self-check-in using the key in the lockbox to enter. All the information you’ll need, like the codes, entrance through the guarded gates, and check-in instructions, will all be provided 3 hours before arrival.



You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message.

Lovely place, early check in $50; Rocky Beach, short walk to bay

The check in process was quite complicated both before getting there and when we arrived. We took an overnight flight with our 12 year old and were not able to get into place for several hours even though it was empty and clean--unless we paid an extra $50 early check in fee which we did not want to do because we felt it unfair. The check in steps were really long and we couldn't get onto our phones without internet until we got into the place so we couldn't get the code to get in. We recommend printing the long set of instructions for check in and plan to not arrive until 3pm. The place is lovely and well decorated and the property manager was great and quickly responded. She picked up shampoo for us since there was none in the unit and brought it the next morning. There is a view of the beach, but you can't swim there because it's rocky and rough. A 5 minute walk to the bay is where you can swim and you can use the pool next to it too. I would stay there again but plan ahead for groceries in town and toiletries etc. before getting there. I also recommended to the manager to put a notebook in the unit to let people know where to shop, swim, and other recreation activities in the area. Tour companies are aggressive and try to pull your car over to sell you expensive tours which is really annoying and you have to just ignore them. The Mystic Museum was lovely, pricey, but nice experience. We paid $38/pp to swim at a Cenote/swim hole that was cold water in a cave; pricey/nice.
