Property Summary
The Shippon is a very spacious and comfortable barn conversion on a 15 acre smallholding. It is well placed for you to explore everything North Devon has to offer or just explore our 2 acres of gardens and meet the animals.

Main Description
The Shippon is a two-story property with a private entrance, one of six cottages on our site, and is attached to the Linhay.

Access the cottage via a small porch. The living room offers ample sofa space for the whole group to relax and watch TV. The well-equipped kitchen includes a fridge/freezer, microwave, electric oven, and hob. The cupboards are stocked with crockery, cutlery, glasses, and pans, providing everything needed for family meals or baking for special occasions. A dishwasher and washer/dryer are available for the exclusive use of Shippon guests.

A bright sunroom with additional seating features sliding doors that lead to a raised patio area. There is outdoor seating for BBQs or enjoying a glass of wine in fine weather.

At the back of the property, you'll find a dining room with a table and chairs for seven; a high chair is available upon request. This leads into a family snug area with a large corner sofa and a TV for watching DVDs or for plugging in your games console (please note this TV has no aerial signal). There is also a convenient cloakroom with a toilet and sink.

The ground floor includes a twin bedroom with an ensuite bathroom, which features a toilet, sink, and bath with a shower over it.

Upstairs, there is a bright double bedroom, a triple bedroom, and a family bathroom with a toilet, sink, and bath with a shower over it.

In addition to private use of the Shippon, guests have shared access to several on-site facilities:

Outdoor covered swimming pool: Available from May half-term until the end of September.
Games room: Open to all guests.
Gardens: Shared access to approximately 2 acres of gardens with picnic benches and garden chairs for dining or relaxing.
Car parking: Two reserved parking spaces for Shippon guests, located down a slope next to the cottage.

Indoor Description
Linen for all beds is provided, and they will be made up before your arrival. Towels are included, but please bring your own beach towels.

Guests staying at the Shippon have access to two reserved parking spaces next to the cottage, free of charge.

In addition to the exclusive use of the Shippon, guests can enjoy several shared facilities on-site:

Outdoor Description
We offer 2 acres of gardens for guests to relax or play. Mature shrubs and trees create smaller, secluded areas, perfect for finding a quiet spot to read while children play nearby. The shared games room and outdoor play area provide opportunities for children to play together and make new friends.

The outdoor swimming pool is open from May half term until the end of September from approx 9am - 8pm.
Our new pool heater keeps the water at a comfortable 28 degrees C, perfect for swimming for all ages, including the littlest swimmers.
The pool measures 11.5m by 5m and is 1.68m deep at its deepest point.
Free use of the swimming pool is included with your cottage rental.
There is no booking system for the pool; it is a shared facility open to all guests.

The games room is open 24/7 (please keep noise to a minimum after 9pm).
Popular activities include table tennis and table football.
There are toys and games for toddlers and younger children.
We offer a large selection of books for you to borrow and enjoy in the gardens or your cottage.
All toys and games are free to use, with no hidden charges.
Beach item library: borrow buckets, spades, and windbreaks for your beach trips.

Guests can freely enjoy and explore our 2 acres of gardens.
Garden chairs and picnic benches are available for relaxing or outdoor dining (you can move them to your preferred spot).
We offer BBQs for you to borrow; charcoal available to purchase onsite.
Take a short stroll along our stream or splash in its waters.
The mix of open grass areas and mature trees provides sunny spots and shady retreats.

We frequently have home-grown fruit, vegetables, and eggs available for purchase. The eggs we sell on-site come from our own small flock of hens.
Enjoy seasonal produce that has travelled food meters, not food miles.
We take pride in growing our own food and are always happy to show you around our gardens and share tips.

The region
The Farm is part of a small hamlet located about 5 miles from the centre of Barnstaple. We are surrounded by farmland and the rolling North Devon countryside.

North Devon boasts incredible beaches, a beautiful coastline, stunning countryside, and diverse wildlife for you to enjoy. For those who prefer attractions, historical sites, or shopping, there are plenty of options. Adventure and action seekers will also find numerous opportunities.
