Great view, spacious, well equipped apartment
The apartment was luxurious and spacious, very well equipped. The fridge in the kitchen even has an icemaker. The water has improved vastly in St. Martin in recent years, and we had no issues drinking the tab water or using ice cubes from the ice maker at this hotel. The large balcony is where we spent most of our time in the apartment. There is a magnificient look over the sea. The pool is clean, large and has a dive board and a slide. Like everything else, the pool area is very well maintained, but we had to walk down 4 flight of stairs to get there - that is after descending 6 floos by elevator. The receptionist was very helpful and friendly ensured our stay was perfect in every way. You can cook your own food, including using one of the two guest BBQ's. On the negative side you must have a car to stay here as there is no restaurant or bar at the hotel. Acces to a beach also requires a car unless you want to climb about 7 flights of stairs and walk a fair nice distance. The local beach does belongs to the condo resort across the street under renovation, but you may stay there, if you buy drinks from the bar. They also have a restaurant named "Ocean", that is highly recommended.

The property was very spacious, clean and the overall stay comfortable. The help desk girls were assisting and providing information about the dinning options in the area and excursion around the island and to the neighbouring ones. The views from our veranda were of the most beautiful ones as we drove around the island visiting g different spots daily. However the driving in and out the facility is challenging and you must have a car even to go to the closest beach if you stay here. BZH creperie was the best one to dine. The food the service the ambiance so worth it. And so reasonably priced. We had a fantastic time, however there were places if we knew closer to the sea and to the night life . Simpson Bay or Maho village would the best spots to stay on island.

I choose this hotel for the view and the pool which are very nice. I did not rent a car and I discovered the area is not very walkable due to the very hilly terrain. I walked to a few restaurants to eat as there was not restaurant on the premises. I found it challenging to get to these restaurants. So you need a car if you stay here.

We loved the hotel and staff. Our room had everything we needed including a great view. Area is quiet, only a few restaurants. The Big Fish has great food and the service was amazing, reservations recommended.

From check-in through check-out our stay here was fantastic. It is very conveniently located where it is close enough to everything but not too touristy or busy. The people in this area, and whole island, are very friendly and inviting. The rooms were very large and comfortable. The balconies all had great views. The pool was easily accessible, large, and clean. Great for a splash after the sun goes down. The breakfast served at the property consists of pastries, yogurt, juice and coffee. It was very nice. Dawn beach is okay compared to the Gulf of Mexico but not the best beach I’ve been to. Just okay for the carribean and works well for an easier trip out. I found that didn’t matter as we wanted to venture out and explore other beaches and islands anyways. The restaurants that were just a couple minutes away were amazing. We went to Mamas Pizza twice and wished we had it back home. The staff there are friendly and the restaurant is clean. We were able to get to the ferry in Margot to go to Anguilla in about 30 minutes and the ferry to St Barts in Philipsburg is only 15 minutes away. Pinel island ferry is about 10 minutes. On the property, we saw dozens of iguanas and two monkeys ( I heard the monkeys all escaped from the zoo during hurricane Irma). Either way, it was entertaining for the family. I could easily say more great things about this property and it’s great location. I usually never repeat trips but I can see myself back doing this again next year.

Loved everything about the Princess Heights hotel. The roads surrounding the hotel are in very poor condition. That is not the fault of this wonderful place to stay. Get an all terrain vehicle you will need it

My husband and I stayed there for our honeymoon and truly enjoyed ourselves. Oh and the upgrade to a suite was definitely a great addition to our experience!! The office staff are super friendly and checked in with us days before we arrived and did everything in their power to accommodate us. Can't wait to be back!!

We had an absolutely amazing trip to St. Martin / St. Maarten. From our arrival at the Princess Heights Luxury Boutique Condo Hotel we were treated like family. The check in process was very smooth as well as check out. The staff provided wonderful advice on dining and attractions to visit. The amenities at the hotel including the gym and pool were great as well. We enjoyed our breakfast and I want to thank the staff for being accommodating to my Gluten intolerance. Any question we had was answered promptly in a respectful and friendly manner. We will definitely be back ourselves and will be recommending Princess Heights to our friends and family. Thank you again for such a wonderful vacation.

It is very misleading. I notified them that I was disabled. I was unable to use the pool due to the fact that there are many stairs the rooms have jetted tubs, which is definitely not sufficient for a person disabled. They had no bathmats. Therefore, one day I fell in the bathtub, so we went to the office to ask for a bathmat, the manager had texted me almost 2 weeks ahead of time to ask me if there’s anything that I would need and I notified her that I was disabled. She should’ve let me know at that time that it was really not handicap accessible facility. I was very limited as to what I could do , I would definitely not stay at this property again and I would not recommend it to anyone that has a disability. I’ve been to Saint Martin before and I’ve never had a problem. There are no handicap bars in the bathroom. The staff was very nice but that does not make up for the fact that it was not a handicap accessible facility whatsoever .

The suite was perfect for our needs. A nice place to relax aftera busy day out. The rooms were clean, modern and spacious. Staff were super helpful and available. We spent one week at Princess Hts. The condo was furnished with everything you could possibly need for the beach, pool, cooking, etc. Along with the comfort of a condo, there was staff available for cleaning, supplies, questions. This hotel was amazing! We stayed in a 2 bedroom suite. We were greeted by welcoming staff and with a welcome drink! Our room had stunning views of the ocean. The rooms were clean and the beds were comfy. The refrigerator had beer and soda. Breakfast was delicious and included coffee, juice, yogurt and croissants. The staff were very accommodating, gave great recommendations and made our stay wonderful. The pool is huge, the photos do not do it justice. We had so much fun using the slide and diving board. There are several fantastic restaurants that we walked to every day. Overall it was a perfect vacation. Highly recommend Princess Heights!

We had a wonderful stay at Princess Heights. The front desk was wonderful to work with and our one bedroom apartment was clean and very comfortable

I loved the room and kitchenette area. The view was beautiful. We used the pool area once but it was inviting and clean. They only drawback which can not be helped by the property is the construction happening at the Marriott across the street. The property was great and I highly recommend it.

The check-in staff are the most accommodating & nicest people and the resort is very clean & charming. Our flight was late. They waited til we arrived and checked-us in, made dinner reservations for, scheduled breakfast delivered to our room (in the morning). Maxime went above & beyond. We love it here at Princess Heights and highly recommend it.

Staff waited an extra two hours after business hours to check us in and make sure everything was comfortable. They all went above and beyond to accommodate our needs!

This is a lovely property with outstanding views & the rooms are very clean and the staff was wonderful. It’s not on the beach but has access very near. It was by far my favorite part of the island as it’s not as crowded & quieter

We spent 10 days and 9 nights in beautiful St. Marten. After doing much research and reading reviews on line, we decided to stay at Princess Heights. We couldn’t have been happier with our decision! This boutique hotel exceeded our expectations in every way. We travel often and have stayed at similar types of properties and found this to be the best maintained hotel/condo complex. The rooms are clean, comfortable and private, the outside property meticulously kept, and the service excellent. Everyone went out of their way to make sure we had everything we needed. Princess Heights sits high upon a hill overlooking Dawn Beach and the views are spectacular. You do need a car if you choose to stay here for any length of time to travel around the island and its restaurants. There are some very nice restaurants close by but I wouldn’t recommend walking due to high elevation and narrow road conditions. We did take morning walks on Dawn beach as well as spent the afternoon there a day. We did walk down easily from the hotel ( elevation aside). There is a beautiful pool that we enjoyed in the late afternoon that is also well maintained. Due to the elevation of the property and the steep roads and driveways, you may want to drive your car down to the parking lot by the pool if you’re not up to walking numerous steps to get there as the first building doesn’t have an elevator. Needless to say, we loved Princess Heights as it provided peace and tranquility in a beautiful setting.
